Lack of Viewings - house sale

Hi,

Just looking for some advise.

We are trying to sell our house and after a week we have not had any viewings, which has left us concerned.
When we sold our last house we had c12 viewings and 5 offers in the first 2 days so this slow pace has us worried.
Also as we have no viewings we have not had any feedback on the property. The Agency has said that we are getting views on Rightmove but then no one is following up (which makes me more worried).

    Nothing wrong with the listing, but the photos might benefit from a shuffle and a bit of de-duplication.

    I think it's a bit of a case of "Give it time!". You don't appear to be overpricing, but you certainly aren't pricing low to sell quickly.
  • Has the property really increased £10k in value in the last year since you bought it bearing in mind it was also the last sale on the street?

    you need to be careful when selling a property that you only owned for a short time and TBH the photos from previous sale are pretty similar....in this sort of situation it almost looks as if you have inflated the price of the house in order to cover your fees and moving costs.

    sorry I have no idea of the area but would guess that prices are not increasing at the rate you would like in order to sell at a profit

  • It is a quiet time at the moment, coming up to Christmas and general election, Brexit etc.

    From my point of view your house does look nice, just a bit to un-lived in? Maybe why you are getting rightmove views but not follow up. Could you get a few more photos with a bit more colour/soft furnishing in?
  • On first impressions, the garden lets down what looks like a beautifully presented property.

    Having the stairs in the lounge seems strange for a 4 bed detached. Thats the sort of thing i'd expect to see in a 2 bed starter home.

    Other than that it looks lovely to me. Bear in mind its only been a week and this time of year is probably not the best time to be going to market as over the next four weeks a lot of people will be busy getting ready for Christmas which leaves less time at weekends for viewings (particularly for families which is the target market for your property).

    I don't know much about Warrington but if you still have little interest by end of January then i'd say its a price issue.
  • We had no viewings in the first week then 2 in the second week and an offer from the 2nd viewing, my mother in law had on average 4 viewings a week for 3 months and has only just received her first offer you can’t seem to tell which houses are going to sell quickly

    I agree with oozle that the outside lets it down a bit. Could you make the front look a wee bit more inviting? Some pots or hanging baskets perhaps? And the rear garden could do with a general tidy up.


    Inside it's well presented, but to my mind a little bland. As Sally says, I think a splash of colour wouldn't go amiss. Some nice cushions or throws and some big vases of flowers, etc.

  • What work have you give to increase its value? Decorating it in your own style won't make it worth more - they might not like the same style as you.

    The market is slow, and in most places the buyers are in the driving seat at the moment.

    Just in case it wasn't obvious, that's an unusually high amount of interest to get. You shouldn't view anything less than that as necessarily being "slow".
