You are at some risk of flooding. According to the government's map, part of the next road over is medium risk, and one house in your road seems to be at risk.
Nothing you can do about it, but it could just possibly be putting people off looking.

From the pics, it looks as if the front door opens straight into the lounge, an absolute no-no for me. I see from the floorplan there is a very small entrance hall but some might not look that far.
The en-suite is bigger than the family bathroom, which seems a bit unbalanced.
I am sorry but you did ask, OP. The overall and overwhelming feeling I get is of indifference. The first word which occurred to me when I saw the pictures was "bland". I see a house with potential; I think you need either to find a buyer who not only sees it but is willing to invest the time and money to realise it or drop the price.
I do not usually advise this last but the work needed to make it feel like a home to me would not be worth the effort. I would look elsewhere, sorry. It needs soul.0

How often do we look at a listing in one of these threads and say "My life! What a bunch of muppets at the agency - that listing is a horrible mess, no wonder you're not getting anywhere."?Mutton_Geoff wrote: »My advice would be to ask your agent rather than a bunch of strangers on the internet.

OP, you have done a great job of 'decluttering' especially as you clearly have young children. However, you have perhaps taken that a bit too far, leaving the place looking a bit soul-less. That should be easily sorted, I'm sure you probably already have things that would inject a bit of colour and life into the rooms.
As far as the listing is concerned, I would find it helpful to have the photographs in an order that reflects a logical progress around the house, even better if they can be labelled to identify which room is being shown.
I echo the comments about the back garden, it does let the property down a bit. The front wouldn't bother me but, clearly, some people feel otherwise.
The time of year is clearly not helping, families re starting to get ready for Christmas and will probably start actively house-hunting in the New year. If you are still not getting viewings at that stage, I think you will have to seriously look at your price. It's not difficult!

I would consider lowering the price slightly as it sold for £180,000 a year ago. The market is very slow at the moment due to Brexit and Christmas, also the garden is very overlooked, that would put me off viewing.0

This is what £180k comparables look like...I would consider lowering the price slightly as it sold for £180,000 a year ago.

Now look back at the £280k comparables...
So I think it's fairly safe to say that £280k is nearer the mark than £180k. We don't know why or how the OP paid that price last year... but it's sure as heck irrelevant to today's sale.0

Good luck with selling it is early days so be patient. Just wanted to add that I've just sold this type of house where there has been rooms built on top of the garage. Looked like en-suite and master bedroom on yours and it is a bit narrow.. The garage has also been converted into a family room. I got feedback that mine wasn't a 4 bed as such more of a small four bed and although mine still had the garage I would image some might expect to get a garage with a detached house like yours.
I'm sure you'll sell but agree ask the estate agent they do inflate the prices to get the business.Save £12k in 25 No 49

When you sold your last place I assume we were not approaching a general election, Christmas and the possibilty of brexit,
The house looks immaculate but given the pictures from last sale are still available you have not actually done anything to justify £10,000 increase in fact you have lost the trees at back fence.
The desk cannot be sat at because of things pushed underneath and there is nothing at the window,
Do you need to sell at this time?
If not I would get Christmas out of the way so that you are not trying to keep it immaculate, inject some colour, inside and out, the fruit bowl is empty and change bedroom carpet to echo others.
Description of family room could be changed to versatile room, suitable for guest bedroom. playroom. music room etc.0

The OP paid £280k in July 2018 (according to RM), not £180k. The £180k figure was just a typo.No reliance should be placed on the above! Absolutely none, do you hear?0

Why are you selling so quickly? (No need to answer here)
I think generally there is some suspicion about propertes being resold fairly quickly.
Other than that, its a bad time of year and a particularly bad one this year so things might just be slow. Your previous hit rate was off the scale.0
