Buyer trying to pull my trousers down

So 36hours before exchange and completion the buyer has decided to take 6k away from the 180 agreed price
if we are to accept the 174 he will have to do a revised mortgage offer with santander and may take some time?
They have moved goal posts every week and obviously this is the last one, no chain just him buying out house.
However speaking to the agent he has come up 2k but I've informed them now we have another buyer which we have and willing to pay the 180 but means starting the whole process with solicitors and valuations etc
Do you think they are trying to pull my trousers down, shall i play hard ball?

If he has been flaky throughout the whole process I would tell him to do one and go with the other buyer. Yes the process will have to start again but there's no guarantees the current buyer won't start playing silly !!!!!!s again.0 -
People like this deserve to have the bluff called. Tell him unless he exchanges and completes within 36 hours at the originally agreed price, you will raise the price by £5K.0

TBH I would seriously think about going with the other buyer and starting again...presuming that the original buyer hasn't unearthed something that all potential purchasers are likely to want to negotiate on.
I would give this buyer a timeframe to either exchange or pull out.
Have they given a reason for the sudden drop in price?
If you are in a position to start the process again and wont lose out on what you are purchasing I would give this buyer a firm ultimatum and proceed with someone else if they are unwilling to complyin S 38 T 2 F 50

Would absolutely ditch them. Let's see how they like throwing away thousands. Yes, I would be cutting my nose off to spite my face - but would love absolutely every second. No beating around the bush either. My response to 'why?' would simply be 'because I can - and you sir have behaved like a complete and utter !!!!'. End of.2024 wins: *must start comping again!*0

Another voice cheerfully uplifted in the "tell them to indulge in procreation & travel" camp. Even if this other buyer fades, life is too short to tolerate the nutters who make the whole stressful job Even More Difficult.0

Absolutely call their bluff. It's extremely unlikely they'll walk away over £6k. Even if they say they are, you could change your mind and still sell to them at their lower price. So you've got nothing to lose by saying a firm "no".0
