Buyer trying to pull my trousers down

    i only found that out when i asked the EA have you shown him anything or has he made any enquiries and then they said YES and said he wanted to know about a property which had just been reduced but still more than mine.

    The property already went back on the market last friday, and thats when we had the new lower offer saturday, then another increase on monday and then another increase tuesday but since then and accepting his offer we have not heard from him since 530pm tuesday.

    No idea why you have ignored all the advice you came here to get, by accepting his offer.


    And not in the least surprised you "have not heard from him since 530pm tuesday."


    He's playing you. Either walk away completely or play him back by increasing your asking price. But either way stop wasting time and get seriously back on the market, either with your current, or a new, estate agent.

    Also OP - gives their buyer all the ammunition they need to pull their trousers down.

    Its a bad time of year is it not to hold out for another buyer?

    However the buyers been in contact and he's has accepted - reason behind the no communication was his mother was in hospital
    is that true i will never know, we will see
    Sorry i was not prepared to risk a potential sale by bluffing and probably am getting played but i suppose everyone looks at things differently.

    Pointless to try this in the current market IMO, you will only aggravate the buyer and risk losing him.

    It is up to you if you want to hold out for 180k, and more buyer interest obviously strengthens your hand, but the buyer who wants to price cut is obviously monitoring the market and will probably have other "bargains" in his sights so IMO without letting him muck you about completely it might be worth considering sensible offers below 180k.
