Well the buyer has now gone cold and not been in contact since tuesday evening. i found out yesterday he enquired about another property late tuesday evening but my estate agent apparently was not at liberty to tell me even tho she said to me late tuesday he was considering if he wanted to accept the offer he offered me tuesday morning.
Todays a new day so we will see how this plays out, he's in rented accommodation and if he decides to buy another property which I've found out looks quite similar but imo mine is better0 -
If you do go ahead with a lower number - you could potentially avoid the need for the buyer needing a new mortgage offer by expressing any discount is an allowance to the buyer at completion for a particular issue - like to get something fixed. This inst necessarily stamp duty efficient but will potentially stop the need to get a new mortgage offer in. Most lenders will allow this - because they accept that sometimes adjustments are needed.0

Instruct your EA to put the property back to market today. You've got a time waster and you need to show him you're seriously not taking this crap from him.0 -

Of course he just happened to enquire about another house with the same EA, purely so that it WOULD get back to you!
Ask your EA to put your house back on the market so that, in turn, gets back to him.
If you were in a chain and desperate to sell then I’d perhaps be advising you to take the £2k hit but it seems neither is the case.

Pretty sure it’s a buyers market out there, for the sake and hassle would it not just be easier to accept the offer?0
