    Some people may not remember the times when written details took some days, or even over a week to produce, as they had to be approved by the vendor.

    Back in '87 when the EA was doing his level best to screw up a private deal we'd done, we were suddenly bombarded with these, plus one or two 'under the counter' properties where the vendors were not selling openly for reasons best known to themselves.

    It was all somewhat random, bit like the lucky bags we'd buy as kids, but we remained unimpressed, so none proved lucky for him!

Most people don`t have 100k, they buy property with debt therefore the opportunity loss on the capital doesn`t apply to them, maybe if more people were cash rich the property bubble would have stalled some time ago?

    The point may be that the seller does need a bash regarding the price, relative to comparables, and maybe another for accepting weak photos and presentation too. It's usually those things in that order, unless there's a wild card, like 'next to a pub.'

    But if contributors are too combative, as some are, the OP becomes defensive and withdraws. Perfectly understandable. Not many of us enjoy an ear-bashing.

    Bear in mind this is a double edged sword, it's not all downside.
    Yes, your house is not worth as much as you hoped. However the same likely applies to the houses you are looking to buy, if prices are falling and that's why your house is worth less than you hoped, then that includes ones you are looking at. There will be sellers who are having to accept lower prices also.

    Really hate photo's of irrelevant items. like railways/bus/road signs. Seems to be the new in thing.

    But links that get posted here for critiqueing are usually posted precisely because the property's getting little-to-no interest. Remember, the owner/vendor's far too close to view the listing as a dispassionate putative buyer will view it. If something about the listing is making people go "Nah, not viewing that.", it's in the vendor's interest to know what.
