It is good to point out inflation rises and that houses are right now not rising in real terms but falling however one major flaw you ignored, when you own the property you don't pay rent.
Assuming you buy a 100k house outright that normally rents for £500 a month that's £6k rent saved.

In most of these threads, there’s some very confusing and contradictory advice. And it’s never, ever tactful.
I like to think I'm here because I Iive in a fairly isolated place and need some mental stimulation, but perhaps it's really that no one likes me IRL!
Anyway, I keep my question asking to a minimum, because deliberate thread derailment happens, even in the oddest places. I well remember a DIY thread, where I was audacious enough to supply some images, including one with a wall. "Never mind the window, your brickie hasn't done you any favours!" was one of the first comments I received.

My son and his friend did some brick laying for me. They are both quite handy, but they had never done that particular job before. It is apparently much harder than it looks, and the end result is a shocking mess.No reliance should be placed on the above! Absolutely none, do you hear?0

We don't need a link to the actual house just a postcode somewhere near will do.
The basic research of rightmove numbers for sale/SSTC within a mile or 3 will give a good indicator of where the market is and what you can get for the target price to assess if a place is in the right ball park.
Go back to actual sold prices should give a bit more context to the current batch of SSTC prices.
This is basic research everyone should do as soon as they decide to sell, monitor SSTC and sold through prices.
No/Low viewings and no offers will in most cases be overpriced but poor marketing will just make the problem worse so a link could identify if that is not helping.0 -

In the days before Rightmove, I've had my time wasted by estate agents cynically sending me off to utterly unsuitable properties.No reliance should be placed on the above! Absolutely none, do you hear?0 -

This is 20 years ago. My house had just burnt down, and we were living in a hotel. We were left with just the clothes we were wearing. I was desperate to find somewhere for us to live, whilst dealing with insurers, and running my firm.
They rang up and said they had just what we needed, so I dropped everything and went round. It completely failed to meet our needs.No reliance should be placed on the above! Absolutely none, do you hear?0 -

Correct. It had 'just come in, so no written details available'.
It had two fewer bedrooms than the minimum we needed. When they showed me round, I was looking for the stairs up to the loft extension.
