    That bedroom could be a real show stopper with a new paint job and removal of wallpaper ...it won't alter the price problem but it would certainly be a plus point with those wardrobes

    Ella...if you are still reading the thread I did have a think about this last night and I probably have come to the conclusion that the sticking point on this is probably £5k.

    How you choose to manipulate the £5k I think would be up to you bit I think you have 2 options
    Either drop the price to a set £195k and I think you'll get interest or
    Use £5k to bring it up a notch in standard.

    Its by no means a dooer upper and shouldn't be priced as such but at the moment it isn't being showed either to its potential or sparking the imagination of buyers who could put the wow into it.

    Its got reasonable sized rooms and even a small potential to extend with a garden room either off the lounge area or a conversion of the outbuilding....whilst I'm not suggesting you do either,you do need to make purchasers aware of the possibilities.

    You've got good outside space that flats just don't have,but at the moment they look a little tired,whilst I know its not the ideal time to sell a property on the strength of its garden a good jet wash and clean up at the back and maybe the addition of some garden furniture could show that in the summer its a nice place to sit...even if you were to stage it with something like a fire pit and some fairy lights out the back its showing potential purchasers that you can still sit there and watch the stars!!!


    You are competing price wise(and at a slightly lower price bracket) with quite a few well presented flats...all of which are leasehold and attract service charges and lease's...you have a freehold property that's a bonus,whilst its a given that houses are usually freehold I don't see buyers being reminded in the details.

    Your dropped kerb application should also be mentioned...I'm not sure if in that part of the road you have back access but the outbuilding makes a wonderful double garage if you do...lots of the neighbouring properties have done that at least in the bit of the road I'M familiar with.

    I know someone who recently sold in Crispin Way not a million miles from you but they did face potentially similar issues as you with the steps,albeit theirs go down whilst yours go up!

    Where they were similar is their house wasn't tip top presented and they did find that the majority of the potential buyers needed to see easy work rather that needed doing rather than what they perceived to be expensive to bring to the standard they wanted.

    Ultimately the choice is yours over what you do further to achieve your sale and I still believe a spruce up and new agent might be the best way forward...but I really wish you luck with your onward plans...your house will sell its not far off the point of renewed interest...but you might just need to invest a few weekends into showing others how they can enjoy living there. With some of it you might just want to think a little outside the box

    I'd not just mention the drop kerb - I'd get it done. Yes, it'll cost a couple of grand. But OFF STREET PARKING in an area where parking is an issue?

    I'd tend to agree with you however I am unsure if south Glos only allow you to use their appointed contractors and there could be a long wait and if she wants to progress quickly it will just delay things.

    In terms of is there an issue with parking there...my over riding thought is its sometimes tight but its not impossible and whilst you might not always get the prime spot outside your home you certainly don't need to walk long distances with the onstreet that's available

    I'm probably of the opinion to drop £2k and leave that decision to the buyer as to how they want parking going forward.
    If the kerb has been granted then its a real bonus,as I'm not sure too many are getting the go ahead nowadays

    The big problem that I have with the photo of the back of the house apart from the leaking gutters issue is that it looks also as if it needs a new roof. Both the houses on either side have had new roofs.
  • Is there a shower in the bathroom? I can't see one and the listing provides almost no information on anything so I would assume there isn't. This alone would put me off. First time buyers are stretching to the top of their budget so don't have a few grand spare to fix the bathroom in order to be able to get to work on time.



    The listing is very poor and needs to provide some information to sell the property. Parking potential definitely needs to be mentioned.

    Looked at the link, top tip would be to make it look more homely. It looks more like a student rental than a home owned by a couple. Good luck!
