Struggling to sell our house

I had a quick look at Kingswood and there are a lot of houses marked sold. There are also a few that aren't and they all have parking problems. For example this one. https://www.rightmove.co.uk/property-for-sale/property-83378579.html This one has a very narrow shared access so it will be very difficult to sell. It has been on the market since 17 July and so is likely to be overpriced for where it is.
https://www.rightmove.co.uk/property-for-sale/property-84679961.html Then there is this one that is in a road where there is obviously a parking problem. Even on streetview the road is full of cars.

So a house that isn't selling is too expensive for the problem that it has. There is something about the house that is putting people off and that means that no one is going to want to buy it at the asking price.0 -
Ours is the third one you shared.
We have an old garage in the back that we have planning permission for a drop kerb that could be converted into a parking space, as many people in the street have done.
Bristol is notoriously bad for parking and our EA said that parking shouldn’t be an issue. The feedback we’ve had has been regarding the stairs at the front but that was the only feedback we got from one person. We didn’t get feedback from the second viewing.0 -

Bear in mind that Chepstow, which isn't a million miles from Bristol, has suddenly become a lot more attractive due to the bridges becoming toll free0

Only 2 viewings in its first month and that month being September when there is usually a little pick up, does suggest it is not immediately attractive for the price.
The main way you overcome downsides when competing with other property is price.
All that said, a month isn't very long if there is only a small buyer pool and you have to wait for the right one. The steps, slope and parking, which might suggest no children or elderly or limited mobility, might suggest you are in the small buyer pool category.
With the amount of disruption you are facing, having to rent other accommodation and be split up, it sounds like you might want to use price to make people overlook the downsides rather than wait.
Brace yourself for negatives:
- inner terrace
- not very attractive externally (in my view)
- the steps and the rear slope (not friendly for moving, for children, for the elderly or for day to day access with shopping etc). I suspect this is quite an issue.
- no drive or easy front parking (and the listing doesn't mention the potential at the rear). I suspect this is quite an issue
- 'outbuilding' - is that the old garage? Looks like there may be a cost to remove or improved - is that factored in?
Positives
- very nice condition inside
- good room sizes compared to new build 2 beds0 -
My opinion -
Regarding timeframes: several months is normal, a year isn't abnormal either, not good but that's how it is now.
Critique: the steps - all of these are limiting your market a lot and your buyer will probably be a landlord or a young couple/person without children.
On that basis price will be key.
This, in turn, means considering selling for lower than you originally wanted, obviously that affects your own onward movements, plans, and costs but ……. it's just something to think about.0 -
Op here are my suggestions which should be relatively cheap
1. Tidy up the front garden
2. Rear of house out building... excessive mold .. rent a power outdoor cleaner and clean it and anywhere else that has turned green
3. Remove kitchen table and retake picture to give more space.
4. Add in some indoor plants decorations , neutral pictures nice bedding and retake with better lighting
5. Mention drop kerb permission in listing.
Change from offers in excess to a normal listing.0 -
I know I'm old but I never expect to sell a property in under a year and certainly don't offer on other houses until then. It's a really fickle market .0

Please spend a few minutes searching this forum for posts on these companies. Somebody asks this, and your other questions on an almost daily basis and the replies are the same.
My tip is to look at photos of new builds up for sale and see how the big developers decorate and dress their houses and copy it. At the moment your photos make it all look so drab and unloved as a home.Signature on holiday for two weeks0 -
You are by no means alone. The property market and prices in the south of England are slumping. The timing of your move is unfortunate, since the north of England is lagging the south in the slump.
