    You are by no means alone. The property market and prices in the south of England are slumping. The timing of your move is unfortunate, since the north of England is lagging the south in the slump. The north will almost certainly follow the south, giving you better buying opportunities in due course.

    Yep, but posters will still trot out the "Copy The Show Homes", "Slow Time of year", "Get better Photos" etc. etc. advice, as the OP loses buyers by being priced too high. IMO list it at 180k and see how it goes from there.

    Yes, that advice can be dangerous, since it diverts a seller's focus away from the real issue of price, and the seller ends up wasting time NOT confronting the real issue. And all the while, the market continues to decline, meaning that when they finally confront the real issue, they end up selling for less than if the had tackled it early on.

    Sweet Jesus Crashy...I'd buy it for £180k but I wouldn't insult the seller with that low an offer considering I know the area probably better than you.

    This property has some presentation issues and IMO a problem with the agent its not priced that far off the mark.

    The usual advice on selling in a market slump is to price low to create interest, and start a bidding war to find the true value. Your rapid interest and quick bid means that process has already been successfully started.

    It sold for 150k just three or four years ago, what has changed with the house do you think?

    Is it actually rendered at the back or is it non-standard construction with brick cladding at the front? If the latter, that will affect both price and mortgageability.

    What it sold for 4 years ago is irrelevant. You cannot buy a house in pretty much the whole of south glos for 150k now. I am from South Glos and just moved to Gloucestershire because its far cheaper here (and traffic is better). You would have to move out of the "county" to get more than a flat for less than about 170. As we discovered.

    NB; maybe there are some streets in the most deprived areas you can get something cheap, but Kingswood itself is one of the 4/6 deprived towns of South Glos getting extra funding, so Im still not sure even then.

    I don't know what data you are looking at but I can see it sold for £170k in 2015.

    The market in general in the area has risen since then IMO.

    But you always do seem to downgrade everything by £20k

    What it is put on the market for and how its presented for sale is a matter for the OP to address so your question over "what has changed with the house do you think?"...is probably best answered by the OP if she wishes.

    I'm not aware that houses in that area are non standard construction and from memory they are not brick cladded.

    I guess everyone will have an opinion on why its not selling but I still maintain its a lax agent whos allowed the property to languish through the summer on their books...they are known for wanting a large number of properties to entice people into thinking they are the market leader in the area.

    That's your problem, though. Your potential buyers think it is too expensive for what they can see it looks like.

    If they didn't, they'd be viewing.

    Remember - all they know at the moment is what they see in the ad. And what they can see isn't saying "Good value for £200k+" to them.

    For me, and without looking at comparables, the photo that most goes against your place are...

    That screams gutters leaking, damp ingress.

    Also, the kitchen looks fairly tired and dated - which says "expensive" to people.

    The double bedroom pics - it took me a couple of goes-through to realise they were the same room. The four walls look like they're four different colours - and the flowery-paper wall/window shot just looks a bit tired.
