Confused what this is on detached house and implications! Please help!

    Though potentially you could have enough water up there for carp :D

    In which case its your sellers accumulating crap.
  • Anyone else really disappointed after reading the thread title that the thing on the detached house wasn’t something more exciting like that shark house?
  • Have you checked google maps for any clues as to when it was erected? Apparently they have time lapse photos.

    Possibly I’m not sure now. I’m really clueless when it comes to houses, is this issue really bad? I wonder if I should just pull out. Do you know what the implications of this water is and how much it would cost to fix?

    Water has been flowing down & over that wall for a looong time, that's why it's all green & mossy.
    There's also something growing on that roof.

    Also, I can't see how the flat roof meets the wall & if there's suitable flashing.

    OK so it is your potential next door neighbours accumulating crap.
    One issue with the roof is, if you remove it that might to upset next door, and you probably couldnt do it without their cooperation anyway, Not a good start.
    And why have your sellers let water from an overflow pour down for who knows how long, let small bushes grow on the roof, and even though they were putting it up for sale they couldnt be *rsed to tidy up, and what does that indicate about other maintenance they haven't done?

    There are multiple potential problems very visible in your pictures that you have been unable to notice.

    Hey sorry, are you referring to water ingress on my side or the neighbours side? I don’t see where that is.
    Look at the staining above the flat roof going down to the plants growing on the roof.

    If you cant see that, go to Specsavers, seriously.


    Would that matter if it’s a detached house?

    I'm referring to water ingress into your potential house so yes that would matter !


    AFAICS theres no flashing where that roof butts up against the tiles. Its not clear how it is fixed there either. So maybe water has been seeping under them for a long time causing damage, certainly not helped by an overflow pipe dripping water for a long time.
    Also, since the neighbour seems to store stuff there they probably wouldnt like to have the structure removed and removing it might cause damage on their side. Would you be liable for that if you removed it? Would they give you access? And theres the legal side. Who owns it? Or is it just an informal arrangement between teh two?

    As per previous poster I'd leave this house to someone who is a bit more savvy fixing up older houses and can spot even obviosu things such as the fact water has been dripping down the side of the house for god knows how long.

    The house was 375K, I got it 345K. I will be getting someone in because I don't know how to do it myself.


    I think you would benefit from a second opinions on relative value.
    If it is that one it could be a money pit if you have to get people in for everything

  • Thank you everyone! I’ve pulled the offer today. Turns out the archway was a informal agreement made between the previous previous owners but I’m so thankful that you’ve all taken the time to alert me to the other major issues with the water that I completely didn’t notice. Really appreciate it!
