            Before you rush to submit the identikit defence, there's so much we don't know:
 Presumably not your flat - visitor permit?
 Did s/he have permission or entitlement to receive visitors on the land?
 What do the signs actually say?
 Your best case may not be the generic one, which is (perhaps necessarily) more a critique than a statement of what your strongest argument based on YOUR individual circumstances is likely to be.
 for example, you say signs are not legible, which might get traction on ticket #1 but that argument wears thin for multiple tickets as by then you knew a PPC operated.
 If you don't invest time in your arguments now, you're unlikely to later and that is the path to ruin.0

 Are you saying you have received a copy of the Claimant's Directions Questionnaire stating that they want mediation?
 If so, then file it with your other stuff.
 You already know how to complete your own DQ declining the offer of mediation.0
