Shower head holder £50
TV (scratch on screen) £320 (Argos price for similar model Samsung)
Radiator and boiler maintenance and repair to make it like it was £280
Kitchen deep clean (he said some smells of cooking not gone) £150
Garden cleaning £50
Total £1050 from deposit + VAT = £1260
Your posts seem to imply you agree/have agreed with all the deductions listed above apart from shower and skirting?
As has been said the landlord doesn’t get new for old. The landlord also can’t take “maintenance” from the deposit, only repair to damage you have caused that goes above fair wear and tear.
Considering they are proposing to deduct almost all if your deposit I wouldn’t agree to any of them and would let scheme deal with it.

I not agreed anything yet but thought the other things are ok? But now I know they may not be ok.

Ask your friend to translate whether your deposit was protected in a deposit scheme. Your landlord cannot claim new for old, so unless your TV was new he cannot charge you for a new one. Did your landlord carry out an inventory when you moved in? Do you have checks done yearly on your gas appliances?0

Unless it's a new TV he can't charge you the full cost of replacing it.
Boiler maintenance is part of the landlord's responsibility. What do you mean, make the radiator and boiler like it was? What's meant to be wrong with them?

On key collection day I signed check in report of 1 page which said house furniturte and fitting all in good condition. No photos, just one printed page.
He say everythig need to be like first day so work to make heating system like it was - he said flushing, boiler maintenance, radiator cleaning.
TV not new but he say that model not available so he has to replace with what is available.0 -
LL really is trying it on, almost criminally.
Not for you to pay for central heating maintenance - that's the LL's responsibility.
TV not new and still working (only a scratch) no way on earth you pay to replace it. Must be quite old if can no longer buy same model.
Kitchen deep clean - not sure how LL can prove kitchen smelled of cooking.., dispute it as you left it as clean as you found it, possibly cleaner.
Shower head holder was an inexpensive model, crack was down to wear and tear (although this might fail, its worth arguing over).
Skirting was defective and old otherwise beading wouldn't have 'fallen off' this was not due to your negligence, so this is maintenance and LL should pay for it.
I really really would place these arguments with the deposit protection scheme and get as much of your deposit back as you can. What the LL is doing is NOT right. He is probably also thinking as English isn't your first language you either won't know how or won't be able to argue with the deposit protection scheme to get your deposit back. Prove him wrong. This is really important. I'm picking it out so it doesn't get missed. If he hasn't protected your deposit, he can be in serious legal trouble.
Also, now you have provided the full list, yes he really is 'trying it on'.
You do not have to pay for boiler maintenance or radiator flushing.
You do not have to pay for a special deep clean if you left the kitchen as clean as you found it (did you?). Cooking smells, if they are normal, are not damage - a kitchen is for cooking.
You do not have to pay for a garden clean if you left it as you found it (did you?).
Did you scratch the TV?
And the point about not being charged full new price for replacing old fittings is also very important, I should have thought about it myself in my first answer.
How old is the TV, do you think?
How old is the shower, do you think?
How old is the beading/flooring, do you think?0 -
Not sure how he thinks he can prove that you damaged items anyway, without a clear initial inventory. You could argue it was like that when you moved in and he can't prove otherwise.
And he absolutely can't charge you for a new tv if the previous model desnt exist anymore.All shall be well, and all shall be well, and all manner of things shall be well.
