Are these rental deposit deductions ok??

    Oh that is unfortunate :( That mean almost full deposit gone. I hoped some money would come back to me.

    Other deduction are electronic item so can't argue the price from Argos.

    Whether he then chooses to DIY or pay the contractor is irrelevant an up to him.

    You LL has it backwards. If there are problems after the end of a tenancy then he can charge your for it. If you fix it (satisfactorily) yourself then there is no damage he can charge you for.

    Unfortunately for you the time to fix this was before the tenancy ended, the LL is now well within his rights to claim a suitable amount from your deposit.

    £300 is not too far above what agencies would have charged a LL when I was trading for one. My bill would've been £150-£200 (I wouldn't have charged a normal customer that much but the agencies always took 6 months to pay me) and the agency would add on a big chunk as well for their commission and provide all of the relevant receipts for the LL.
  • Looks like that bit of wood wasn't fitted properly in the first place. You can buy a whole hand held shower for about £10. Go through your deposit scheme.

    Can you list all deductions and £ amounts? Are you getting any deposit back at all?

    The charge for the missing beading is excessive, for sure. Especially up in the North East where labour is cheaper. The beading itself probably costs ~£10 per metre. You'd need a £4 pack of glue (assuming it's glued, looks like it was) and a saw. The time taken to fix something like this is probably ten minutes, five if you're rushing, but you'd probably get charged for an hour of labour. Add on the call out charge for a workman, but you'd still struggle to break three figures.


    The charge for the shower catch is probably not excessive. No idea what it costs, but considering it could be specific to the shower model it might be bit more than you'd expect. But again if you add a call-out charge and some labour then you'd easily get to £50 if not more.


    So if I were you, I would accept the shower charge but challenge the beading charge, via the deposit return scheme if necessary. But first you might want to ask how he justifies the cost for ~15cm of beading.
  • And anyway, he can't even charge you for new anything unless they were new to start with. Sounds like a really cheap shower head holder if it's cracked. Could be wear and tear.

    They start at £2.99 or so, and seem to be pretty generic size-wise.

    Shower head holder £50
    TV (scratch on screen) £320 (Argos price for similar model Samsung)
    Radiator and boiler maintenance and repair to make it like it was £280
    Kitchen deep clean (he said some smells of cooking not gone) £150
    Garden cleaning £50

    Total £1050 from deposit + VAT = £1260

    I would go through the scheme as he seems to be charging new for old. Can he prove that the floor and the skirting werent like that before

    Dear God, he's just trying to keep all your deposit.

    Don't waste any time talking to your landlord, you need to take this through the deposit dispute scheme. You will have to pay for things he is eligible for but not nonsense like the cost of a brand new TV and heating maintenance!

    Assuming you were on an AST, check which deposit scheme your money is protected with (the landlord should have given you this information at the start of the tenancy) and see how to get your money back from the landlord.
