Are these rental deposit deductions ok??

I rented flat directly from landlord in Newcastle area. There was some damage when we left which we accept is our fault but would like to know if charges are reasonable.

Skirting missing (it is about 15cm in length) - £200 + VAT - £240
Showerhead holder cracked - £50 + VAT - £60

I can't post links so please can someone post photos on my behalf (I've put links down with spaces in between)

Skirting https ://ibb.co /fH4qzXf
Showerhead https ://ibb.co /r3k3zSF

The landlord is a nice english man who does his own repair work. He says that's why it is cheaper. I don't know building repair rates in UK so help is appreciated. Thanks!

for a contractor to come in and fix, those are not excessive. It's £50 just for the travel time/costs.

If he produces a written quote/estimate to support the claim I suspect the arbitrators would agree.

Whether he then chooses to DIY or pay the contractor is irrelevant an up to him.

In the first photo the skirting is quite clearly intact and in one piece.

Did he perhaps mean the beading?

I'm not sure what's meant to be wrong with the showerhead either.

Maybe, the missing thing in the photo. I thought it called skirting. Sorry.

The holder is crack if you look closely so it no longer hold shower head. It is the kind where you can take shower head in or out (hand held)

There's a big crack in it - it probably doesn't hold the shower head securely any more.

Landlord tell me at beginning that I have to report all repair but shouldn't touch anything otherwise he can charge me to fix it.
