About to buy house but new service station maybe to go up?

Hi there,
I just need some advice
My husband and I are first time buyers, we have decided to go for location over house size and have found a lovely property in a great area. After some research we have found that there is an ongoing application by some organisation to build a motorway service station near the property. It hasn’t been approved or denied as of yet but we’re conscious of the affect it could have on house prices. It isn’t a junction in itself so a slip road would be built and I imagine a considerable amount of rural landscape would be used. Does anyone have any real knowledge of whether our anxieties are founded? Or whether we are being over zealous? There isn’t anything online about this kind of circumstance
(We haven’t bought the house yet but we’re about to put in an offer)

Depends on:
a) how near the property
b) layout
c) access
any motorway service area will have a private emergency access road as well as motorway access.

Used to live near a petrol stations vehicles would come in day and night and also truck driver used to sleep in the car park. Got fed up and moved.0

Depends what "near" means, though if it's already near to a motorway I suspect much of the disturbance is already priced in.0

Thank you for your responses. So the property is approx 0.3miles away from the proposed motorway service area
Currently there is already a motorway bridge in place but I think the application will mean this will be demolished and a new one built. The estimated time for project is around 12-15 months (with the potential to be delayed and commencing 6 months after approval)
The construction group undertaking the project also comments "Whilst access will be taken from local roads in the early stages of construction, once the Junction is operational, all access will be taken from the Motorway."

We would really appreciate your help, we do really like the property and the surrounding area however if we think the value is going to decrease as a direct result, we would have to opt out.0 -

0.3 mile (if that's to the nearest point of the service station) sounds far enough away not to be an issue. Is the motorway itself any closer than that?0 -
Is the lovely property in a great area "good value for money?" If it is then the house has already devalued before the service station has been built. If a house seems to be "good value for money" then there is a problem. So if has already devalued it could continue to do so as the area becomes less popular.0

Is that from the centre point of the plot, or the edge of the site, or the furthest point? Cos the sites are usually pretty large so it may be even nearer, depending on where they're taking the measurement from!2024 wins: *must start comping again!*0 -

Well its technically out of our price range so from my perspective no. But then to some degree I’m not sure. It’s in a really (at the moment) good area called Catherine De Barnes in Solihull postcode B91. From what I understand of the area it’s always been quite good and isn’t set to go down...unless this service station does in fact hurt it.0 -
