And I believe it’s 0.3 miles to the corner edge closest to the property.

Thank you all for your help...we were hoping to put an offer in this week but are currently on hold due to this
  • I think you are taking a massive risk especially regarding noise and traffic.

Mate, Catherine de Barnes is already right near to the motorway and it's right under the flight path into Birmingham International.

If it was going to be devalued, it already would be.

Fact is, it's location already will be a put-off for some, but others will appreciate the easy access to the motorway network, airport and town centre. None of the commuter villages in the Solihull area suffer with lowering house prices and I don't think that's going to change any time soon.

.3 of a mile is far enough, to me. You either don't mind being near a motorway/airport or you do. The service station isn't going to affect that. From what I've seen of plans over the last few years, it has a green roof anyway, to disguise it.

People don't read threads properly either. How someone thinks motorway services traffic is going to affect traffic at your house, I have no idea. Ditto noise. The motorway already makes noise. They won't be holding raves in a service station.
Everything that is supposed to be in heaven is already here on earth.

Ha, yes, I hadn't even zoomed out enough to spot that. 1.5 miles from the end of the runway (i.e. shorter than the length of the runway). The planes will drown out any background noise from the motorway.

Service stations are generally planned when the motorway is originally designed. There are some that have not opened tens of years after the motorway opened. https://www.roads.org.uk/blog/ten-service-areas-never-existed

Which motorway and proposed service station is near the property?

I find it really interesting what people think of as a good area. You couldn't pay me enough to live in a house that near to an international airport. Heathrow is around 10 miles from where I live and there is still a lot of noise from aircraft. What with the motorway as well. I wonder if people can hear themselves think in the garden in the summer?

I'm probably under the edge of the flightpath for Southend Airport. Only just over 4 miles away (or less than 2.5 as the crow [or plane!] flies). Can't quite see the pilot's name badge, and thankfully it's not a mega busy airport, but it can be a tad loud at times. I tend to just leap up when in the garden to go get a look. They are rising in the opposite direction from my house so I only really see them when they're quite low. I'd hate to be directly underneath! Most people who've visited haven't even noticed them (my mum says she's yet to see one) so they really can't be that bad!

I'm not good with noise, and it doesn't bother me. Noise from a service station would probably be more aggravating, but I can't really see the OP hearing that at 0.3 miles away. When I think about what's that distance from my house, there's no way I'd be hearing noise from those places.

  • Well obviously we don’t live there yet so can’t quite give an objective answer but all the visits and drive rounds we’ve done we haven’t heard any major noise. And the house prices round that area are fairly sky high compared to the average in the West Midlands. So the flight path can’t have done too much damage. Hence why I’m not asking about that but about a new issue that could potentially cause a devalue.
But some insights have been really helpful so thank you

Make sure when you do your drive by's that you pick obscure times of the day and night too...motorways can tend to have a faint hum even at night from a distance so you need to be sure that you would be able to block that out whilst you sleep.
Its often at night that even the faintest of noises can become an issue
