You also need to listen to the motorway noise when the road is wet. I once lived within hearing distance of a motorway and the sound was noticeably louder after rain.0

I used to live in Stanwell, right at the end of Heathrow's perimeter fence, then moved to Ashford. So for years the noise of the planes was just normal.
When I moved to Derbyshire, it took so long to get used to the silence! We do get planes coming over on route and from East Midlands Airport, but not nearly as loud. I find it quite comforting in a weird way!0 -
Well obviously we don’t live there yet so can’t quite give an objective answer but all the visits and drive rounds we’ve done we haven’t heard any major noise. And the house prices round that area are fairly sky high compared to the average in the West Midlands. So the flight path can’t have done too much damage. Hence why I’m not asking about that but about a new issue that could potentially cause a devalue.
But some insights have been really helpful so thank you
If your drive rounds are all at weekends and in evenings you are not doing them at the time when both the motorway and the airport are likely to be at the busiest. You want to try at rush hour on the motorway and during the day for the airport.
I looked at houses in Solihull first before looking in your specific area and it seemed to me that the houses in the area near the airport were cheaper for what they were than ones in a different part of Solihull. If you put Solihull into rightmove and then look at the prices of detached houses you get more for your money if you are closer to the noise from the airport and the motorway. More for your money means that houses have to be cheaper to sell. This is not a problem as long as if you buy cheaper you also sell cheaper.0 -

Its often at night that even the faintest of noises can become an issue
I live near the same motorway.
It actually sounds like the sea. It's better than the sound of local traffic, which is stop/start with honking, random engines and sirens.Everything that is supposed to be in heaven is already here on earth.
