That's precisely why a lot of people don't like the offers over guide.
I still maintain that if you are actively seeking a price over your listing price then you need tp list it at what you think its worth and see what interest and offers you get.
You are in that golden few weeks at the moment where the property is new and fresh to the market,priced right you should have had a few viewings by now and some interest registered with the agent....whats your feedback been?
you get to a point at around a month when you will find that clicks on RM start to fall off and you may need to rethink a few things if you are keen to progress...usually that is either a price drop or a more clearly defined price...or dare I say a realisation that you may as a vendor need to be flexible and adopt the same type of approach as a buyer and haggle down.
It all really comes down to what the market is like in your area for that type of house ,how motivated you are to sell and how quickly you find your next home.
So you've seen something youre interested in to the point of asking if they will take a lower offer...what happens if they say yes ….youre not proceedable until you've SSTC ...are you still going to hold out for that offer on yours of +£10k on the offers over price?
If you genuinely are going to "hold out" for your figure then there's not much point getting too involved in asking "for a deal" on the onward chain as yet.
Fair comment. Although the property I’m interested in has just taken the offers over off. So maybe they’re quite motivated to sell. We have a viewing booked for Saturday. I’m hoping for more interest later this week.0 -

how many viewings have you had on your property so far...and whats the feedback been?
Personally your property isn't to my taste but I can see that it will have appeal.I don't know what the market is like in your area but would say that if that was in the area I know well I'm of the opinion it would possibly have attracted a lot of attention by now if priced correctly.in S 38 T 2 F 50

It will have been up a week on Friday. Got some viewings booked. Hoping to get some more interest Thursday/Friday. First viewing is Saturday morning.Floor plan still not up.
It's a major part of the marketing these days, the listing is much weaker without it.

I managed the viewings and purple bricks agent handled negotiation of offers. Sold house for 2k under asking. Kept in contact with buyer through process via the purple bricks app. No problems at all and would highly recommend. Saved 1.2k on estate agent fees. No brainer0

Our friend said thanks, but didn't really listen. Her house went live with PB in the New Year. Since then, despite a £25k reduction, new photos etc there has been minimal interest and no offers at all. I'm sure her agent has tried hard, because she says as much, but now they're out of ideas, the property's stale and the best selling period is coming to an end. Of course, it's all the fault of Brexit.
Anyone can sell their property fast for a low price, and some houses, because of their type and location, are much easier to sell than others.
If you happen to own one of those 'others,' selecting an agent on price alone isn't a no brainer at all.0 -
Not strictly comparable, but I rented out a property using a company called openrent. They advertised online. Rightmove and Zoopla. They sent the applications through to me, and I quickly found a brilliant tenant. I wrote the blurb for the advertisement and took the photos.
I did all the work, interviewing tenants, drawing up the tenancy agreement, getting references, etc. All Openrent did was advertising. It worked for me, as I had plenty of experience and knew what rent was needed. I had had two agents working on this for a while, without success, but I let it myself within a few days once I took charge of the process.
The letting agent fees would have been £1600 for the first year. Openrent were actually free, due to an opening offer, but would normally be about £50.
It may be different for house selling, rather than letting, but I found dealing direct with the new tenants was perfectly satisfactory. I would think that selling might be just as straightforward, providing you have the experience and confidence.No reliance should be placed on the above! Absolutely none, do you hear?0 -

How many viewings would you expect per week if the property was fairly priced. Too many and it’s too cheap. Not enough and it’s too expensive.0
