There is a development going on behind us but that’s been rumbling on for about 3 years. Number 20 isn’t for sale as far as I know? Where did you see that? They originally listed with purple bricks then sold with connells.0

This has been discussed before - I'm never sure what 'offers over' means. Would 345 buy it? Why would someone then offer 350? There's a slight tone of uncertainty/speculation/chancing it that would put me off somewhat.
But, the price at 345 seems fair in comparison with what else is for sale on the street and what number 26 sold for. It is a nice house
Yeah. There is another property on for oieo 350 of the same type. 345 wouldn’t get it but I want the offers around the 350 mark. Picked 345 because of the house you refer to above.0 -
My view is that if you are looking for £350k then list it as that...offers over £345k would be max £345 from me and I'd probably start at £340k...

Interesting. My main hope for offers over was to filter out anyone that was thinking about offering less than that amount. I wouldn’t sell under £345k so want to filter anyone out who’d be wasting time. If I said £350k flat id then expect people to come in between £340k-£350k.0 -

I wouldn't necessarily say that an offer of £5k under your offers price is wasting either of our time.
It depends how long you are prepared to hold out for your price and indeed what interest you get in the property.
I'm just relaying my previous 2 purchases which have both been offers over but accepted less or the bottom figure, I guess that why people dislike the term offers over....it creates an expectation for the seller and not always the same expectation for the buyer.
Go for a straight price at least that way you really are not putting anyone under any illusionin S 38 T 2 F 50

I used visum a few years ago, paid something like £120. You do all the viewings yourself but I reckon no one call your own home like you

Fair. I guess ordinarily sellers may be more keen to sell but for me it’s wasting time as I’d rather hold out and get the figure I want. So if their max is £5k under then there isn’t any point.

As the vendor of the property its always your call what to accept,whaereas when youre a buyer its human nature to chase the deal.
So here is you as a vendor wanting above your offers over price but when it comes to the flip side youre hoping the vendor you deal with will allow a little wriggle room!
That's precisely why a lot of people don't like the offers over guide.
I still maintain that if you are actively seeking a price over your listing price then you need tp list it at what you think its worth and see what interest and offers you get.
You are in that golden few weeks at the moment where the property is new and fresh to the market,priced right you should have had a few viewings by now and some interest registered with the agent....whats your feedback been?
you get to a point at around a month when you will find that clicks on RM start to fall off and you may need to rethink a few things if you are keen to progress...usually that is either a price drop or a more clearly defined price...or dare I say a realisation that you may as a vendor need to be flexible and adopt the same type of approach as a buyer and haggle down.
It all really comes down to what the market is like in your area for that type of house ,how motivated you are to sell and how quickly you find your next home.
So you've seen something youre interested in to the point of asking if they will take a lower offer...what happens if they say yes ….youre not proceedable until you've SSTC ...are you still going to hold out for that offer on yours of +£10k on the offers over price?
If you genuinely are going to "hold out" for your figure then there's not much point getting too involved in asking "for a deal" on the onward chain as yet.in S 38 T 2 F 50
