How many viewings would you expect per week if the property was fairly priced. Too many and it’s too cheap. Not enough and it’s too expensive.
I don't agree with "Too many and it’s too cheap". A property will sell for what it is worth; if it is underpriced and there are lots of viewings it will go to a bidding war which could be beneficial. One property we offered on during our search had 20+ offers! We offered 10k+ over asking and we did not win the war.0 -

As I said I've no idea what the market is like in your area or indeed the demand for your type of property.
where I live demand for good sensibly priced houses is still very much allowing the market to move
I am currently in the process of purchasing a property and as such know that in order to secure it I had to go to the price that was offers over £xxxx...but secured it at that figure not above.
The property had been on the market a few weeks with good viewing and I understand some offers.
The property I'm buying is a different kettle of fish to yours,its not a family home so in some ways its not comparable to your sale.
Its not about viewing per se...you can have many its the feedback and offers that you need,thats whats going to give you an indication of if your property will sell above its offers over pricein S 38 T 2 F 50

i would NOT use purple bricks as had a very bad experience with them. To sum up they are unprofessional and misleading. please do not go by their reviews on trust pilot just google them to see how many people have had bad experiences with them- for your own sake please go elsewhere!0

I tried to view a house with PB - struggled to get in touch with someone. Then they got my name wrong. When I queried why there were no photos of the conservatory ( was told he keeps his motorbike in there ....... And why no pictures of one of the bedrooms...was told ,Well he's a young bloke on his own...... it's quite messy....). But if I wanted to make an appointment to view I could go online..... I gave up0

Thought I'd resurrect this really old thread.
How have opinions changed? I was about to part ways with £999 to go with PB, but after reading this I bottled it. I'm now torn between a local estate agent at £1440 and PB at £999. To me, it feels that the local estate agent is directly competing with PB, which means they're doing something correct, or maybe I'm mistaken?

I would be surprised if the advice has changed... go for a local, hands-on EA. The ones that sold my father's house had to conduct over 50 viewings before sale. They REALLY earned their 1.2%!#2 Saving for Christmas 2024 - £1 a day challenge. £325 of £3660

I was extremely interested in a house last year just at the end of the first lock down. We were chain free and I would have been prepared to go 20k over the asking price as it was a street I had always wanted to live on and we had a 40% deposit.
The house was on with Yopa and the agent wouldn’t even let us view it and said they’d already had several offers well above asking price so we walked away.
I then noticed several smaller houses immediately come on in the area with Yopa (unusual because they aren’t normally prominent here) and as I knew one of the owners she confirmed she’d been pressured into putting her own house on with Yopa for her offer on this other house to be considered.
It was obvious he was using the first house as leverage to get more commissions and was blocking extremely solid viewers.
I checked the price recently to see how much it went for in the end and it was only 5k over ask in the end! Utter charlatan in my opinion and obviously his incentive was his own commission not what he could get the seller.
I sold my own house with a local agent and they got me 22k over ask and more than covered their commission.0 -
I won't even view a property that's not on with an agent. I scroll right past PB without a second glance.1
