House on market since Feb no sale

    I vaguely know the area, and yes, over priced. 2 have recently gone on the market near you for similar price but are larger/ have built in garages.

    I think £255k would be more realistic.

    The garden is a big negative for anyone with little kids, It 'looks' a meter drop or more in the photos, i think its possibly only 3 steps? but it looks a lot more on first look, It probably needs a real railing really but thick square wire mesh screwed on would do, But a modern metal post and wire, or glass would look better.

    And of course very little room for running around.

    No measurements on the floor plan.

    £259 would be the next step down, and from looking at sales on the street hope to get 250K.


    No mention of the Shed that i see on streetview, so again storage for kids bikes, ect. But not very secure really and very hidden in the dark.


    Edit: i meant the back shed, i only just spotted the front shed after looking at the photo 20 times!

    I don't doubt that you're being guided by the EA and obviously you'll want to get as much as possible for your property. There aren't that many detached in the area, and even less four bed detached, so you'll definitely get interest if it is priced well. I know another house is due to come up on the road across from you for much less (although it's a 3 bed).

    If it was closer to my budget, I honestly would have jumped at making an offer because your property is lovely. Hopefully you can find some kind of middle ground and get a price you're happy with. As I said, the market is moving so quickly in Glossop at the moment - I'm currently living in Manchester and the prices for some standard semi's in Glossop are more expensive than here!

    no shortage of buyers compared to stock levels best SSTC ratio seen on here for a while.

    I see new builds in the list they can cause problems if they are similar size/price

    See what people are buying.

    £260k SSTC just round the corner same style with garage.

    Go ask them how much they took for it.

    also compare with the 3beds people are buying at this price point.

    Wow small world. Thankyou for your comments, we consider ourselves to be realistic are were very much guided by the EA, there is definately a conversation to be had about reducing further and as you say the market is moving fast but we are not.

    OK, so ask the EA what they'd market it at for a "quick sale" by a "motivated seller".

    Suspect it's going to be nowhere near what it's currently on for...

    I tend to like 60's & 70's properties as they are usually quite spacious
    & have lovely big windows letting in lots of light. Now the garden would be perfect for somebody like me, living alone & no longer wants much of a garden, but can see how it would put families off.

    I think photo no.2 of the kitchen (which is gorgeous going by the other pics) makes it look quite bitty & crowded, so I think I'd lose that. Why is the furniture of the lounge pushed so close together? Only it's giving the appearance of a much smaller place.

    Would the downstairs wc be able to also take a compact shower? If so get the ea to mention possibility of creating downstairs shower/ wet room.

    A house like that would be up for at least £750k down south & it's mind blowing how cheap properties are in other areas.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    It looks like it may have had one at the side, its got a little shed and more back garden now. but it would have been to narrow for any modern car anyway.
