Advice on selling

Does anybody know how to avoid another user's posts, in facebook I can snooze a poster and avoid their annoying posts, how do I do that on MSE?0

Looking at the 2008 photos, Don't put a car on the drive, it looks tiny, Not sure i like the front door facing the street either.
And just spotted the fascia under the gutter wants painting.
Was the garage formally a connected utility room? and so could easily be a larger kitchen/diner.0 -
Hi all,
The garage was never a utility room, could be a nice size kitchen diner though, not for me to do though as the amount that would cost would be way over the odds for me selling it. Same with the extension, next door got one done (and one house across the street) so I assume someone else living here could do the same thing.
Yes, moving my sofa and tv out and replacing them with something smaller is something I'm going to do too. It wasn't put there for selling, TV has been there for the whole time we've lived here and we like it there, viewing is fine and not obstructed at all. However I get that this isn't to everyone's taste and will move it when I get a smaller sofa in.
Smell is because we live near the Tyne River and unfortunately the street smells on a hot day if the tide is out. Nothing I can do to change that though.0 -
We will see later what £90k buys but when you look at the first picture.
The fence marks your boundary so link attached to next doors garage and the drive surface also makes it look like that garage is next doors.
I see the fence is a more recent addition and the porch is updated.
Sat dish says garden may get little sun.
(shame the Sat cable was not run down behind the drain pipe.
Living rooms with stairs like this are a bit of pain.
I had mine set up with TV under stairs for ages, with table at the window end
The other option was TV in the corner by the window dining table at the kitchen end and storage under the stairs.
currently the way you have your sofa does not sell the place.
I have problems now as a big TV is difficult to have seating and viewing.
Some may be OK with one wall mounted at the bottom of the stairs.
Some changes to sell the space better should help.
Not sure about storage in the kitchen it's a small house with a small kitchen that's what you get, the pictures distort the space too much.
With a dining table in the living area there is scope for a run on the right wall to create loads for full hight storage.
Good sized garden
Nothing really wrong a bit of dressing can't fix.
More important is what are people viewing and buying.
up to £100k and £150k for sale/SSTC
1 mile 102/035 0130/059
3mile 909/172 1373/489
That is not a good ratio, lot of stock so people can be picky.
More like this 1 mile up to £100k inc SSTC
price...<2b...2b.....3b.....4b+
0-050 05/4 15/02 00/01
0-060 06/4 30/09 01/04 02/0
0-070 07/4 47/13 01/05 02/0
0-080 09/5 70/17 05/07 03/0
0-090 09/5 75/18 06/09 03/0
0-100 09/5 80/19 09/11 04/0
0-max 10/5 89/26 41/32 18/3
Not a lot of SSTC to look at but those will be the ones that people looked at and picked before picking yours.
3bed sell through is much better than the 2 beds and no competition from 4beds as those are all flats.
Don't know the area but if people can live just about anywhere you may need to look at the wider area to see which areas are more popular.
looking at the 3bed that are SSTC.
the lower price end are very spacious flats.
£80k got this (floor plan is mirrored)
added 09/05/19 sold quick.
£80k
£90k
£100k the 2 bed
I think you are in the right ball park but there is some good stuff out there to higher standards presented beter and they are selling quite quick when priced right even without parking or a garage or a reasonable sized garden.
Looking at the sold through prices within a mile last year from the bottom.
Plenty of stuff selling
Unless there is someone in a hurry or desperately needs that exterior access secure storage like for a motorbike I think people will keep looking if they have £90k to spend.
Keep watching the SSTC and sold through prices to see what people are buying.
get that garaged mentioned so it appears on the right move search page
I think it is a key feature that people could miss when looking at this page.
you see this picture

No, some people like the smell of the river though.0 -
