    busy today will have a proper look later and do a more like this to see what the market is like.

    I used to live in a house a bit like this but really it is 2 bed floor space.
    the garage looks like it belongs to next door on the first picture.

    We're moving out in a couple of weeks and I think that'll be the time to put all of our stuff in storage and either leave the place empty for viewings or get some staging furniture in.
    Definitely wouldn't leave it empty. Empty houses always seem to take longer to sell, or sell for less. Most people have no imagination, and things like bedrooms always seem smaller without beds in as people can't visualise sizes.


    Plus you'll be amazed how crap things look under or behind stuff once it's gone. Definitely leave/get furniture in.

    Your house isn't really in that market, it looks in pretty good condition and should just attract a buyer who wants to live there. The kind of first time buyer that might by your place is very unlikely to buy at auction.

    There will be less BTL nowadays IMO.

    Okay, thanks for that, I'll take what I need and put the sofa in storage and put a smaller one in the living room, probably figure out another way for the room to be set up. I'll set up the 2 bigger bedrooms as bedrooms and probably leave 3 as it is (as proof it's big enough for a bed). I'm planning on taking the words off the wall and repainting it before we're gone. I'm also going to remove my full height fridge and freezer and put a nicer and staged table in there when there's a bit more room

    Think why new builds dress house they are selling the lifestyle.

    If any small newbuilds near you go view them.

    Keep the faith is what I would say. We had our house on the market for 3 months, quite a few viewings, no offers, and were thinking of dropping the price, but some one came along, liked it, and we agreed a price about 6% under the asking, so not bad really. Just going through legal snow. Our house was virtually empty, as we've moved out, and is a bit of a project. It was priced a little above where I thought it should be, but the agent was right, as if we had started at where I thought we should, we would probably have agreed a price 10k less than we did in the end.

    The living room is a major problem, did you put the tv under the stairs just for selling? It just looks silly! Along with the over sized sofa.

    The Garage/drive need to be listed in the Key features, i thought it was next doors, until i read the description. I would also be thinking about a full side ext! Ask planning department if its possible.

    And is the Smell a drinking water plant or sewage treatment plant? i would have to do more googling to find out.

    It is going to be difficult to sell.



    You have a very small 3 bed terraced house with a lovely view of a pylon as you drive into the close from the pretty horrible council estate next to it. Was it an ex modern council estate or housing association house? If it is you are not going to get the same amount for it as it would be if it had always been privately owned. The noise from the main road is also going to reduce the popularity of living there.



    You are looking for a buyer who cannot afford to buy a 3 bed house in a much better area so if your house isn't significantly cheaper than one that is not next door to a large council estate you won't sell it because people will buy the ones not next to a council estate first.


    My personal feeling is that it is too expensive for the income of the buyer who will buy it. Basically the kind of person who would buy there won't earn enough to get a mortgage for a £90k house.



    I think the person who said £80k is nearer the mark on price.

    Still not had time for a proper look but one thing came to mind.

    When I lived in a house that sort of size/layout I was not wondering where my 50" TV would go.
