I don't feel auction is the best sales method for this house. Auctions attract property developers (and wannabe property developers), large BTL landlords etc, often looking for a project or a bargain.
Your house isn't really in that market, it looks in pretty good condition and should just attract a buyer who wants to live there. The kind of first time buyer that might by your place is very unlikely to buy at auction.0 -
Haha, I did tell her we weren't quite there yet... Around the 2 month mark isn't quite soon enough to go to auction.

Yeah, I do agree about it being too soon for auction, maybe if I don't sell at 90 or 80 then an auction with a 70/75 reserve might be needed, but I hope not.0 -
How do you watch the TV? It seems to be under the stairs.
Ha Ha when I finally spotted the TV was under the stairs I then imagined the family (or even a couple) having to sit crunched up on the last corner of the giant sofa to watch it. I don't think that does you any favours. If I wanted to move I'd put that sofa into storage and get a couple of smaller second hand ones so more use can be made of the lounge area. Might save a few crush and neck injuries if anyone watches TV as well!
It might be camera lense, but the bed in the main bedroom looks very very wide. If it is a super kingsize maybe a double bed would fit in the room better? If the main bedroom is too small for a double bed, you have serious problems lol.
I suspect whoever put the fence in the garden had a dog, and didn't want the dog killing off the grass. Fido was condemned to the patio only lol.0 -

How does your price sit compared to 2 bed terraces in the area.
For me a 3 bed semi would have rear access, a bit more room downstairs such as a hall or downstairs loo. Yours is not really a semi because of the linked 'garage' and bed 3 is teeny tiny. The lounge layout emphasizes rather than disguises its awkward shape - TV under stairs and kitchen door so every movement passes in front of TV. Garden looks neglected compared to 10y go. Next door appears to have a patio door at the front which is odd - am I seeing things? Garage not really a garage.
Sounds very harsh but if I wanted a 3 bed semi this goes nowhere near. Where it does fit is as a 2 bed starter terrace with a couple of advantages such 3rd room upstairs and garage/storage so that might be the better price point.
Incorrect description of bathroom as shower room could actually be quite a big thing. At lower price end and for families, a bath is probably a must have.0 -

I suspect people cant envisage how they can live in this house, because if it was simply the price, someone would surely just have made you a lower offer.
That layout is not going to work for most, so change it so they can imagine how it would.How difficult woudl it be to move the TV to the opposite wall? Is there a TV point there?
Also, its not at all clear looking the picture of the front of the house that the garage and drive are yours. It looks like next doors because of the fence
Put them on the bullet points. I bet many have looked at the pic seen the drive/garage separated from your house by a fence and thought its next doors and moved on without reading the text.
I think people make too much of the garden just being lawn and "undeveloped", that will suit many, and a keen gardener can start with a blank canvas.0 -
Thanks for your feedback all.
We're moving out in a couple of weeks and I think that'll be the time to put all of our stuff in storage and either leave the place empty for viewings or get some staging furniture in.
Next door have an extension, they built the garage out and put another bedroom at the top. There is a family of 6 living in there - way too small a house for that, so desperately needed an extension... That's why they have patio doors.
As for the parking and garage, I'll see if the EA will highlight that on the bulletpoints, next door has their own driveway so if people actually came to see it that would be apparent, just not on the pictures (which could be stopping people coming through the door)0
