Just a thought- if the music studio has been done to a pro standard, have you thought of advertising/mentioning on websites, forums etc. for musicians that the house is for sale including a studio, especially any sites that have members in the immediate area? You never know.....

Most musicians are skint, it would need more than a 5% discount IMO, and you can do decent recordings on a phone now anyway.

Relisted with new photos, new agent and a lower price (lower than we purchased the house in fact). We really want to sell it so hopefully it is very competitive now. Had to agree with the ex wife.

Looks good, no doubt there will be comments to hide guitars etc. not sure how competitive the price is though....

What do you mean "hopefully" it's very competitively priced?!? What on earth are you paying your EAs for?!? You're flogging a house not flying a kite, so they're got to advise you on what you need to price it at to guarantee a "quick sale" by a "motivated seller"

Alternatively, what does your own research tell you? Here's a list of similar properties within 5 miles of you. Why should someone buy yours compared to, say, this one or this one?

The previous listing has. The new one posted by vinderro (post 83) is here:

I'm seeing it via the new link...but what I would say is whilst the pictures are better than last time the flooring in the kitchen area still needs an overhaul, pics 12 & 13 do you no favours there but in honesty the whole floor is dirty and a sand and wax would work wonders.….and please remove pic 14 ...you don't need to show buyers the scum mark around the top edge of your Belfast sink....

A good brush and some washing up liquid will clean it up and a soak overnight with bleach/water should bring the bottom of the sink up looking good too.

Never underestimate the power of a clean house to sell it.

You and your exwife may not be in love with this house anymore and need to sell it but you do need to show it at its absolute best so that potential buyers do fall in love with it and see their future there.

Whos taken the light fittings from the bedrooms?
A hanging bare pendant isn't always the best look...and easily rectified even with a shade if you don't want to put decent light fittings there.

Yes, but the indecent ones are more fun!

Are you serious about this 'musicians are skint' thing? People who can knock out a few chords are unlikely to be either more or less skint than the rest of us, but those I know who qualify as real musicians have an IQ to match the self-discipline required.

Similarly, if one is serious about recordings, a phone won't even begin to meet a musician's requirements. I have friends who devote a whole room in their house to recording and the instruments/computers etc they use. They can afford it. If they were moving, a home studio would be a definite plus.

Yes, not quite my thing, but very competent.

I'm (just) old enough to remember the first UFO, which wasn't a band, but a club in Camden where the 60s alternative music scene flourished briefly.
