We need to have that conversation but it will happen - it is more also that the studio needs some pics more as it is soundproofed with some cool LED lights around the ceiling and stuff like that with an upright piano. The garden could be shown better with photos anyway - I cannot change the inside of the house unfortunately now.

Your property has been on the market for 2 months, and you have still not had a conversation with your ex who still lives with you in the property about the price it should now realistically be marketed for and the price you would both accept should an offer be made.

Quite frankly neither of you are motivated sellers IMO.

When you address all the issues I've already highlighted with the property then come back and we'll see...

until then you are hiding behind an advert for a vastly overpriced cottage in the country that perhaps neither of you really want to sell.

Maybe OP can't afford to sell it for lower as they and their ex then need to buy 2 properties?

That may be true, which is why the op and their ex need to decide if they are motivated to sell.

Sadly a houses worth is not determined by the financial gain that the vendors need to make because of their situation.

Reality may mean that they do indeed end up living there until the market catches up with their expectations,or they can agree to take the hit and move on with their separate lives.

I've seen a few couples reunite too in these sort of situations.....

also another small outbuilding on the end of it (the black wood one) which has washing machine and freezers but could be used for other utility stuff....

Is that the bit between the post office and the shed? If it is a proper utility room which is in use why isn't it on the floor plan or mentioned in the blurb? As it stands I would not know where to put a washing machine and that would be offputting.

    (lovely neighbours I might add)!!

    Well they might be now.

They could put their house on the market a month after yours sells and the next lot could be absolute scum.

I suppose that soundproof 'studio' might come in useful for keeping noise out, not in.

To me this looks like "we want to make our money back plus moving costs etc". Nothing to do with the value of the house. I would knock money off what you paid for it in this current climate.

    Good advice.

A lot of money has been spent on the outbuilding converting it and soundproofing it, also another small outbuilding on the end of it (the black wood one) which has washing machine and freezers but could be used for other utility stuff.... plus the smeg oven which was 3500 which replaced the broken aga that was a fuel drain, money pit and useless in the Summer - so one could argue there is justification for a slight increase in price for sure - I agree 385k is far too much though.

I would not be promoting washer and freezer in an out building unless it is clear these are additional to both in the main house.

What purpose we're you investing the money in the annexe, even if not what everyone want it gives justification for the expense and alternative uses can be suggested.

Which one of you wants to stay there the most?
