    As we’d only been there a year nothing had been done to improve the general energy efficiency of the house. I’m very very thankful for everyone’s advice in this thread though and would say that I want to be a lot more realistic in the price of the property which I know is priced too high at the moment.

    I see the listing says offers invited,what is the sort of offer you would accept?

    you need to be realistic over the pricing things have not gone up that substantially.

    Sadly its not about pricing a house by the figure you want to achieve its about pricing it at what it will sell for....that's where I think your expectation and the asking price may differ substantially.

    We are in a lovely season for selling houses especially ones that have a nice garden and a country lifestyle and if you don't capitalise on the sunny weather over the coming months I would expect you will still be trying to sell this one next year too.

    Well I wouldn't like to say about what offers would be accepted but lets just say that a quicker sale would be appreciated so there is quite a bit of wiggle room on listed price. I agree it is a good time to sell and at the moment it is a buyers market for sure!

    If there is a lot of room for movement on price,take it nearer to that price and you might get some renewed interest otherwise its one of those properties that will linger...just like some of the others in 1/4 mile radius.

    Theres a rather nice doer upper but its been £300k for the last 5 months...they are unrealistic too!

    Potential purchasers cant mind read,they are guided by the listing on RM that tells them you are marketing the property for £385k...if their top budget is £350k for example you wont even get them bothering to pick up the phone and arrange a viewing.

    Of course I would love to do that but it requires getting the other party to agree to lowering the price as well and to also be realistic in that even if it means taking a hit in order to move on with life....

    I've seen that it says offers invited but like I said if I had £350k to spend I may not even bother to look at yours...

    So what does offers invited actually mean...you seem unable to come up with an answer so how do you expect the buying public to interpret it...maybe you'd be better of saying quick sale achievable...something else that is probably unrealistic too!

    You said you had a flood of viewings early on...how many was a flood?
    what was their feedback?
    Clearly no one offered so there were issues either with the property or the price.

    Take it down by £15k and see if you can bring those back who initially viewed for another look.

    Either that or get sprucing the place up and some better photos taken that show the property in a better light than its currently being portrayed.

    It had about 14 viewings over the space of 2 weeks. Comments mainly are that people like it and the character and location but size might be an issue (I would argue that is related to price as well).

    Agree with all that you say here so I have the agent coming around to do some more garden shots and will discuss pricing. Thanks.
