    What have you done to the kitchen floor??

    Sanding and re varnishing would make the kitchen look far less tired.

    Why does the floor plan for the upper floor go over space not on the lower floor plan?

    Looking at the photos I would agree that the previous agents photos are better.
    It's also not at all obvious what you have done to improve the property - your description says it has been upgraged, but it isn't clear what you've done (the previous listing suggests that the shower and WC were already installed, for instnace.)
    It might be heloful if you were to 'dress' the annex as a flat and possibly include in the description what the 'upgrading' consisted of
    I don't think the photos give any indication as to why a £30K price hike in so short a space of time would be reasnable, so you perhaps do need to be much clearer about that.

    It's a nice house - says the person who would only ever buy a characterful property with all their quirks, lol!

    The current living room does look quite small (more of a snug....which is fine, it's what we have in our current cottage although we do have a second reception room to compensate) but I'm struggling to see the room dimensions on the floorplan on my phone. It's a bugbear of mine when the EA doesn't put the room sizes in the descriptive blurb as well :o

    The previous photos definitely showed the property off better, imho - particularly the garden and reception room. I'd want those redone as well as better pics of the annex building internally. Wrt the latter I struggled to get a handle on what was what from your current pics.

    Looking at the road on Streetview it doesn't look particularly busy, but - speaking from experience - some buyers won't want to view a property with a front door onto the pavement. Hell, one EA wouldn't even come out to value our last-but-one house in a similar situation!!

    Coincidentally, we removed an (approximately 30 year old) Aga from our last house and our sale price ended up being £30k less than we paid for the house three years previously...so for your sake I do hope that ReadingTim isn't right about that :(

    FWIW I buy houses a little different from the norm, they are to live in and not profit from them so to give you some positivity I put my house up for sale August 2017 at 65k more than what I bought it for in 2016 and never really done a thing TO IT... not a whisper

    The agent who is a friend of mine was convinced we'd be inundated but after 8 weeks there were a few viewings but not a lot of feed back so took it off.

    Fast forward to October last year and was toying with the idea again, phoned friend

    to warn them to put it back up for sale and that I was putting the old "For sale" sign back up at the weekend, just in case someone saw it and called.

    Still had lots of outstanding jobs to do .

    Within hours of it going back on the RM et al there was a request for a viewing and subsequently an offer. An offer that was 80k more than the asking price 14 months previous

    I rejected it but a few days later did the deal

    With houses that aren't generic it is down to luck and who wants your house, in your location at that time for a reasonable price .
    I actually like your house and not sure about price, the only thing for me would be no frontage

    Sadly the Aga died and had become a fire hazard - tried to have it serviced and all but that is what they said. Also, they don't half use up loads of energy and are too costly.

    On the road front, it only really has horses going up and down it - it is well off the beaten track so is very quiet! Also unfortunately me and my wife split up months ago and so that is reason for sale. The house will be sold as it is pretty much.
