    Overpriced by at least 25k IMO.

    Then that's your chance to offer a lot less than the asking price. If you're willing to put up with it....depends if you want a foot on the ladder or a forever home. If foot on ladder....how long would it take you to sell if it's been on the market a while...

    Perhaps inquire with the agent & ask if you are allowed to e.g. turn it into a raised veg bed/pond etc. Get this in writing before making an offer. It may be a NO as it looks plant free in the photo. Also ask what the heck it is; just in case it's some alien bunker/secret nuclear fuel dump/burial ground for unruly buyers etc.

    I know the giant railway chimneys were not allowed to be touched at all. No plants, nothing. I cannot find a photo online but they're out there :rotfl: & they were HUGE & filled most of the garden. We viewed the house next door to one & that put us off (plus the rumbling of the trains in the tunnel under the house every now & then...).

    And do you seriously think some houses shouldn`t be discounted by a lot more? The Aberdeen thread on HPC is showing plenty of 100k price drops, still not sold. The UK market is made up of many sub-markets, it isn`t just about the headline price stats that banks who do mortgage lending churn out.

    And do you seriously think some houses shouldn`t be discounted by a lot more? The Aberdeen thread on HPC is showing plenty of 100k price drops, still not sold. The UK market is made up of many sub-markets, it isn`t just about the headline price stats that banks who do mortgage lending churn out.
    Absolutely some houses are ridiculously overpriced. And many aren't. They're both outliers - most are priced about right.

    Take my neighbours. They tried selling their place a couple of years ago, and got zero interest. They've just tried again, and had three asking-price offers after being on the market less than three weeks.

    How much do you think it is worth?

    Personally I can only go on other houses nearby. I do think its overpriced due to the lack of garden and fact its terraced, compared to others that have a garden and are semi.

    The bottom line is, I won't be paying the asking price so if I did offer and they decline, thats that.

    I'm going to see it today.

    No. Same asking price both times - and sold for more than asking this time.
