    I think you're going to find that the rooms are a lot smaller than they look in the pictures due to the estate agents hopeless use of photo editing software.

    There is no way the the doors are as wide as some of them appear & the tv in pic 5 is hilarious (particularly when you then see it again in pics 6 & 7 and it's shrunk).

    There's more ultra-wide tv's in 14 & 15 and the toilet (18) looks like it's made for an elephant.

    I'm really surprised that they've not added in the normal fake blue sky and clouds!

    no point looking at what sold in Nov last year really that's been and gone.

    What you are up against is this one in the same postcode that is SSTC and whilst you don't know what it actually is going through at it was marketed at £125k so my guess would be that the vendor of your place is hoping for something in the same ballpark.

    I suspect they wont take an offer of £118k at this stage simply because its very new to the market and things are selling in the same postcode.

    Negative Nelly in me says you wont get this one at anything less than £120k and even that might be a struggle

    Putting that parking space back to a garden is very easy and wont cost a lot...its not as if you've lost the land,however if it were me I'd be putting a gate across and securing the parking as that's a far better use and insurance premiums on your car are likely to be cheaper....

    But you cant an shouldn't make that sort of decision really until you have established what general parking in the area is like.


    At least you now know that without a well in the garden the house is likely to be around £10k more!!

    I know someone who works at the estate agents who sold that one - will see if they will tell me what it sold for!

    I just drove around and parking on the main streets is ok but there are certain parts that are strictly pedestrianised which I was aware of. I suspect the link to this one you have posted had no parking so will be interested to see what they accepted.

    TBH you aren't looking for anything special and normally the sort of thing you are after would be pretty easy to find but the market is pretty flat in NE at the minute. Can you not wait for the B word to be resolved? Does it have to be in the Beacon Lough area or could you look further out a bit? Get the wrong street round Beacon or Wrekenton and you might regret it.

    Yeah I know they take the photos in a certain way. I've sold a house before and know exactly what the agents are like.

    Too right its flat!! I'd probably class that as a bit more Harlow Green area than Beacon Lough. I know the area fairly well so I know where to avoid (or I think I do). I do know what you mean though, some parts can be bad.

    Mind you, I rented a house on a supposedly nice street in Low Fell for a few years and had the worst neighbours I've ever had!!

    I'm not in a massive hurry but lets just say I'm not getting any younger so the mortgage terms are getting shorter each year!

    What's the issue with the well ?


    There's apparently a 60 feet deep one under our patio & apart from the occasional desire to crowbar the slabs up & dispose of a body, it's of no impact whatsoever.


    You wouldn't know it was there, just shows up on the deeds.


    No flooding/subsidence/leaks or anything.


    OK, So I've gone through your 300ish posts & found it.
    Nowhere near as bad as it could be & easily disguised as a raised veg bed or something.


    What is dire is the houses with a railway tunnel vent in the garden. All giant brick chimney & no garden.... :)


    I have no idea if the picture will show up correctly...

    Thanks. I don't know what the issue is other than the fact its unsightly and rather large. I haven't enquired as to what it actually is (assume its a well). I suppose I'm making assumptions that this is the cause of the house being on the market for so long!
