    I don't mind a bit of re-decoration or even replacing carpets. If something needs new kitchen/bathroom, re-wiring or double glazing for example then I'd have to avoid.

    I happen to think that theres no harm in putting in an offer of £120k but potentially lowering the offer much more would probably not work in your favour.

    Its been modernised with what look likes some thought,which may or may not be to everyones liking and I guess the vendors have spent a fair bit of money on it. what you also have to factor in is that the appliances aremainly built in within the kitchen and the cooker looks to be mentioned also so I would expect that as part of the sale.
    Not a deal clincher for all but if you have no appliances its a very good start and will save you buying new to move in with.

    I have to say I like the parking compromise which still allows you to retain a little garden,and whilst I appreciate that mid terrace does depend a lot on the neighbours,I've personally never lived in anything but,so clearly love them!

    Out of the properties that have been floated on this thread this,whilst over your max budget is the one that perhaps I would offer on if I had to choose and for someone who likes nothing more than ripping out an interior and fully renovating its quite surprising.

    Go and look at it with a critical eye and go from there,but if you do decide to offer my advice would be to stick to one offer as a full and final one and see what happens.

    Thank you. I do still feel its over priced though as last November, as semi-detached one sold for £121k. Obviously I have no clue on the interior state of that one but I would have thought a semi is generally more desirable.

    I will definitely go with an open mind and if I don't think its worth the money then I can take it from there.

    The pictures are still on righmove for no 30 which sold in nov last year...it had a poly conservatory and yes a bigger garden but its all according to what you like from a property.

    Personally if you've got a car I would hazard a guess that you would rather it parked "off street" from an insurance point of view than have a plastic roofed conservatory which may be susceptible to leaking over time in heavy rain....but that's just my opinion.

    Is a semi more desirable,i guess it is if you can extend to the side but I cant see much room on the historic pictures for that....so again its still has adjoining neighbours.

    If you do worry about living amongst neighbours it doesn't make a huge difference whether its semi or enclosed terrace IMO...if they are going to be noisy you'll hear it.

    So what sort of figure would you like to put on this property?

    All good points, thank you. I was thinking a first offer of £118k so not a million miles away. I wouldn't (and couldn't) go over £120k. This is only ifs and buts of course - I need to see it first.

    I just don't want to panic and rush into anything just because there isn't much else on the market!

    I've just looked at the pics for No 30 and even though I don't want a conservatory, I'd still rather that size of garden (and I also like the interior). A driveway would be great but I'm not sure I want to compromise on a garden for one.

    no point looking at what sold in Nov last year really that's been and gone.

    What you are up against is this one in the same postcode that is SSTC and whilst you don't know what it actually is going through at it was marketed at £125k so my guess would be that the vendor of your place is hoping for something in the same ballpark.

    I suspect they wont take an offer of £118k at this stage simply because its very new to the market and things are selling in the same postcode.

    Negative Nelly in me says you wont get this one at anything less than £120k and even that might be a struggle

    Putting that parking space back to a garden is very easy and wont cost a lot...its not as if you've lost the land,however if it were me I'd be putting a gate across and securing the parking as that's a far better use and insurance premiums on your car are likely to be cheaper....

    But you cant an shouldn't make that sort of decision really until you have established what general parking in the area is like.


    At least you now know that without a well in the garden the house is likely to be around £10k more!!

    Only thing I noticed is an outside loo in the garden, overgrown with plants. Didn’t realise this added any value. I should not have paid for disposal of our avocado suite but put it in our garden lol
