    If the solicitor has not yet raised enquiries, then they are still waiting for something to arrive (local authority search?) before they can/are willing to do so. Some solicitors will start to raise a few enquiries and then will raise more enquiries when other paperwork comes in. Other solicitors wait for the vast majority of paperwork before they raise enquiries.

    In the nicest possible way, you cannot expedite the process. You are paying your solicitor to check the legal title to the property and you will not speed up the process by trying to push them along. You either pay them to do the job properly or you pay them to waive their expertise and exchange without doing a thorough job (running the risk that something important is missed which comes to bite you on the behind when you try to sell in the future). The more you telephone/email, the more you are interrupting their work (not only on your case but on other cases). Ask yourself why you instructed a solicitor/conveyancer to act for you in this purchase. To do a good/great job or what?

    30/04/2019 Searches returned: EnviroSearch Residential
    14/05/2019 Searches returned: Regulated Drainage & Water Report
    14/05/2019 Searches returned: Regulated Local Authority Search (2016)
    Solicitors updated their tracking system that seraches have been returned but I don't know how they went in SPAM FILTERS, I told them that you have updated the system that searches back, they sent an apology email and was informed that they will make file ready for raising inquiries and since then no update?

    Mazibee, with the greatest of respect, a typical house purchase takes anywhere from 3 to 6 months (often longer).

    You can't hurry the solicitors along any faster and you run the risk of them getting peeved off and deliberately putting you at the bottom of their 'to do' list.

    These things take time so breathe, have a nice long bath, and concentrate on how lovely you are going to make your new home, rather than fretting over how long it is taking. For the record, my last purchase took 4 months.

    Searches are one part of the transaction. There will be enquiries not related to searches. There has been no update because no further progress has been made in respect of replies. Enquiries are sent to the solicitors who then send them to a number of people, including the seller, management company, lender, council etc. This takes time. Not a couple of days or a week or so.

    Below is the email I received from the EA :o
    Hello Mr XXXXX
    I have tried to call your solicitor 3 times today and also emailed her twice to get an update from her on your purchase.

    She has not come back to me yet. The rest of the chain are now ready to exchange and they cannot understand why your solicitor has still not even raised enquiries when we were the first part of the chain to start the purchase process and she told me they would be raised by Tues/Wednesday at the latest.

    It is now very urgent that you push your solicitor to hurry up so we do not compromise the rest of the chain.

    Please help me to get you in a position to exchange as soon as possible.
    Please suggest as its getting on my nerves.

    Looks like I have made a bad choice in regards to chooisng the solicitors.

    Will be exteremely thankful for any suggestions from the seniors / experienced members on how to proceed further.

    What shoukd I reply back to EA and on the Solicitors side I have no idea what to do :(:(

    Are you buying with a mortgage?
    17/04/2019 Client has advised that he would like to wait until the valuation has been done until he returns the paperwork to us

    When did you return the paperwork?

    Yes we are buying with the mortgage.

    We returned the paper work the next day we received but asked them to wait until the lender valuation is done and paid for the seraches on 30-04-2019.

    Atlast after chasing/ pushing the solicitors ( I emailed them asking update, any cause of delay from our side, EA was also chasing our solicitors have finally raised enquiries after 30 days.


    Is this normal and now how much approx time it will take for the sellers solicitors to reply back?
