I emailed solicitor for an update and they repliedFurther to your e-mail of the 14th May, I can confirm I have now received the signed Deed of Consent and Charge.
I am in the process of checking through the proof of funds you have supplied to me.
With regards to approximate dates for exchange, as I am still awaiting the results of your Local and Water Search before being in a position to raise my inquiries, we are not yet at a stage where this can be discussed.Thank you for your email,
Sorry for my ignorance as the First Time Buyer but the updates we are receiving fromm the tracking software shows that
Regulated Local Authority Search (2016)
Regulated Drainage & Water Report
were returned on May 14, 2019
I have also attached the screen shot of the tracking system for your reference.Please accept my apologies. The search results were caught in our spam filter. These will now be reviewed along with the rest of the papers received and enquiries raised shortly.

Please can some tell me at stage the Solicitors normally send paper work
1) Property Information Forms
2) Furniture & Fixture Form
As when I emailed EA, they got reply back that the seller has sent that information to their solicitors weeks ago but we have no received any information :mad:
OR
Might be they are waiting to raise the enquiries after the seraches and will send us all the information in a bundle
We have only received a mortgage deed from our solicitors which we have signed and posted then back0 -
The solicitor will review the paperwork they have and raise enquiries with the seller's solicitor. At this time, they should also write to you enclosing a copy of the title plan, fixtures & fittings and EPC. You will be asked to check that the title plan is a true reflection of the boundaries of the property as seen. You can look through the fixtures & fittings form to check what the seller is removing from the property and what the seller is leaving behind. There may also be items listed which are negotiable and a suggested price to purchase. The EPC will show you the efficiency of appliances at the property.
When enquiries are raised, there will be a slow down in progress as enquiries may need to be sent to third parties for responses and will therefore take time to come back to your solicitor. Some responses to enquiries may not be satisfactory and more information is needed. There may be some enquiries that you wish to raise with the sellers.
Once all enquiries (or most enquiries) are satisfactory, then the solicitor will "report" to you. This is a long letter which will contain various documents, including those for your signature. You will need to read through the documentation and sign and return any outstanding documents along with your deposit.
When the solicitor holds all signed documentation and your deposit, they will then be ready to progress to exchange and set a completion date, but of course this is dependent upon everyone else in the chain also being ready.0 -

Last time when I rang their office today was told that they have finished for today.

They do have other clients to service. Doubt that they are sitting around waiting for the telephone to ring.
Non urgent enquiries are best made by email. Otherwise constant pestering will simply make it harder to contact them when you really need to.0 -

A clue. There is no further progress since your last communication on 14th May and they don't have the time to spend 15 minutes on the phone to you when they could be getting on with their work. You are paying them to do a job for you, but they don't want you to micro-manage them.0 -
Its almost a month and the solicitors have not raised the enquiries. We have not received anuthing form them except a mortgage deed which we have signed and returned to then next day.
Yesterday I emailed them asking about the progress and received the reply from the solicitors secretary.Afternoon,
I can confirm receipt of your e-mail. This has been placed for xxxxxxxx attention along with your file to progress as I am unable to comment on the same.
