I will be extremely thankful as English is not my first language so please can someone draft me letter so that I can email EA regarding the white goods, cupboards etc
Also until what time we can ask questions directly from vendor , through broker, through solictors and after that the deal is finalized and one can not pull out.

i Suggest you are more "forceful" in a nice way.
Rather than ask "will you leave cupboard ?l write that "our offer of £X is dependent upon white goods (name them, eg washing machine dishwasher whatever) and the fixed / built in cupboards in rooms x y and z will be remaining. Please confirm this is the case"
Also, yes you can of course visit as often as you want until the seller gets fed up.. Just say what you've said there you need to visit again to take measurements and also bring a builder so you can get as estimate for some work you want to do please let me know what dates and times would suit the vendors.

Are the sellers in a chain? (i.e. Do they need to buy another home to live in at the same time that they sell their current home to you?)
You can just email the EA and ask how things are progressing from the seller's side. If there is a chain, you can ask how that is progressing as well.whether they will be leaving any white goods, cupboards etc.
Do you want to ask the seller what they will be leaving, or do you want to tell the seller what you want them to leave?
Ideally, you should agree this right at the start. For example, "I'm offering £x for the property, which includes all the white goods and cupboards, etc."
However, you can either discuss this with the EA now, or wait to get the seller's "fixtures and contents" form from your solicitor.
The "fixtures and contents" form will say which white goods, cupboards etc the seller intends to leave, and which ones they intend to remove.
The form will probably look like this:

If you are unhappy with what the form says, you can 'negotiate'.Also can we arrange more viewing s to measure up as the floor plan dont have the exact measurements.

Again, some people take builders etc to view a property.
(There are no "rules" saying you can or can't do these types of things. It's a case of agreeing things with the seller.)
But many builders won't agree to do this. If you haven't bought the property, they think it's a waste of their time. And they may think you're only taking them to get a free survey.Also please can someone explain me what is this designation "Trainee Fee Earner"
It means that the person doing your legal work is a trainee (working under the supervision of a qualified solicitor).
This probably means that you were quoted a lower legal fee.
I have never found that to be a problem.0 -

For a detailed replly.
Looks like that trainee fee earner forgot to put the mortgage need in our envelope or its been lost by solicitors end.
Any implication other than late as Solictor said they will post the copy of the mortgage need next week.
