    What it's valued at and what a buyer is prepared to pay are two different things. I always allow a 10% difference in asking price to offer price.

    People should be allowing 20% with all that is going on at the moment IMO.

    The only thing that I can add is this. That style of house seems to me to never be as expensive as anything else. They are always cheaper than more traditional styles. You can't compare it to a nearly new one because the style has become very dated and how much larger you make it doesn't seem to make much difference to the price because the way it looks puts people off unless they can get it at a cheap price.

    Yes, I agree. The newer style ones are going for £550,000 to £800,000 plus. I'm realistic.

    It’s the extras that matter not the advertising.

    This is true

    We have just exchanged on a new home.

    We viewed the property in December. Both liked the property but were just not sure.

    Christmas came and we went away for the New Year, while we were away the EA emailed and asked if we would like a second viewing. We thought through the finance, we went into the EAs office to discuss, did a second viewing and offered, by that time we were one of three interested parties.

    Eventually we agreed a deal and have now exchanged, had the EA not emailed us we would probably have let it go!

    How to tell what they'd do in advance though? That's the trick.
