We have in the past made the mistake of going with the agent we "liked most " - then having to change to the one we "didn't like quite as much " who does actually manage to sell the house. Last time we managed listen to our heads not hearts and sold v promptly0

I'm not even noticing which agent the places are with and I expect anyone looking for a property will look at all the agents (usually starting with Rightmove).

Some EAs will do creative selling contracts so something like 1% for everything below a particular figure and slightly more if they succeed in selling for more.

I agree, with the start of Rightmove I don’t think the advertising agent make a lot of difference.
The difference comes with how they plan to manage the sale, show customers your house, progress the sale, keep a chain in place, how available they are, whether they insist on in house mortgage checks.
It’s the extras that matter not the advertising.0 -
Both agents have said they will charge £4000 plus VAT (£4800).
The big agent is a well oiled machine I think. The other one has 30 odd years in the business and is part of a team of agents so I will be in the windows of agents in the surrounding towns.
I spoke to the other agent this morning and asked why his valuation was so much higher than the other who said my house price hadn't increased at all in the past two and a half years. He said that any valuation was just a snapshot on the day it was given comparing what else was available for sale at that price.
I said that the big agent had valued my house as static for the past two years and he said "they just want to sell your house cheap and add you to their stats..""If you think it's expensive to hire a professional to do the job, wait until you hire an amateur." -- Red Adair0 -
The agent saying "what was available for sale at that price" is a load of rubbish. Who cares what others are for sale at. What have others SOLD at?
The SOLD price is the key! I could see 20 3 bedroom houses for sale at £600k. It doesn't mean that they are all worth it. They're still for sale!
As for the commission cost. Personally I'd want 0.75%+VAT. Not the £4000+VAT.0 -

There are ALWAYS comparables. You may have to look a little further away, and not look for exact mirrors.
