Putting my house up for dale - big valuation variance

    It's very simple... Think like a potential buyer of your house.
    Look on RM, and see what else you'd be looking at... How does yours compare? Be as dispassionate as possible. If you think everything else around £525k looks better, then look at the lower price points, and see how you think it matches up.

    Do you have a large kitchen-diner and off street parking in a quiet street or cul-de-sac, and is it more of a character house like the one you linked to, or more of a 'flat' 80s house?

    Yes, the kitchen is big enough for a table and chairs and we have a utility area off the kitchen. The kitchenand dining room are adjacent and could easily be made into a large family room. The poeple two doors along have put a monster extension on the back so their a precedent (and room) for an extension if a buyer wants to.

    It's more a flat 80s like this one that's the one I mentioned is for sale up the hill a bit.

    As much as reasonably possible and we're downsizing and moving south west.

    All really positive then. Utility will be really popular so make sure that's mentioned in bullet points. Spell it out to viewers that it would be easy to combine if they wanted to. Actually, you have lots of plus points so make sure they're all mentioned. I often don't really even read the details properly until I decide I'm buying it! Floorplan, price, location and enough boxes ticked are enough for me. The finer details come later!


    Looks fine from the outside. Expected for the area :) Better than looking like a Barratts '80s box!
