Put your post code in the sold prices list and start Filtering with sold in the last year and widen the search to look at what's selling.

Watch every SSTC for their sell through price.

Good idea to start this the day you decide to sell.

So the third agent said £490,000 but wanted £12,000 to sell it!!
    2.45%

Definitely spicy, but if it gets a sale for £10k more than somebody asking £6k less...

£12k?! Run for the hills. Nobody can be charging that in this market around there. As a buyer, would it make much difference who a property is up with? Doubt it. There are some I'd say 'oh poxy hell, that means I've got to deal with I]insert EA[/I' but there's a lot of other choice in a slow/static/cautious market so I certainly wouldn't give them a shot first.

PS from those valuations, I'd be tempted to go in at £495k and see what interest you get.

That's exactly what my husband said.

    I'll keep you posted. ;)

How much do you want for your house?

How much do you need for your next house?

How much is a buyer prepared to pay (borrow) for your house?

Some background - We are in a very popular Essex commuter village 50 minutes from Liverpool Street!

    I don’t think I would refer to Hockley as a village 😂😂😂

Just another suburb of Rayleigh Rochford Southend..... lol
20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D
  • What it's valued at and what a buyer is prepared to pay are two different things. I always allow a 10% difference in asking price to offer price.

I'm in Hawkwell which is a village, albeit a big one. ;)

11,000+ population is not a village.
It'd be very close to being the second biggest conurbation in this county...
