No proper heating is a big turn off, do you get any mould and dampness?

A lot of new builds are so well insulated that electric heating is deemed acceptable under building regs.

And be fair, there's not a lot of room for a boiler :rotfl: At £760/sq ft you don't want to waste space.
A kind word lasts a minute, a skelped erse is sair for a day.

    Am I missing something here?

How on earth are people (including the OP) coming to the conclusion that the price is ok and in line with other recent sales?

From the sold info I can see it absolutely smashes the price ceiling for all other flats in Aberdale Court.

As the is no sales in 8/9 years i would presume the EE would know the area, the last sale is 200k in Oct 2010, what has the growth rate been in the area? It seems very close to the mark for the area i think.

The one at 340 is 'testing' the market, If the op's is put down to 340k but with a nice modern bathroom vs the competition at the same price, and still won't move, then it can come down slowly, until you find its 'true value'.

With heat on all sides, body heat, computer and tv may heat it most the year.

I now think you may be looking at selling at 300K or lower.
Lease: 99 years from 1993 (Vendor will extend the lease by a further 90 years during the sale).
