I know this area well. I live... close! It's a nice flat, very good location. But, it's absolutely tiny and I think that's a sticking point.
A year ago I think this flat would have gone to close to £350,000. Right now, the market is so slow for flats like this, I think either you may have to be prepared to wait it out, or drop the price. It'd go for £320,000 without much trouble.0 -

It's only been on the market two months, and already dropped in price? Buyers may smell desperation.

I think the flat itself looks a bit messy - just small touches such as that thing down the side of the washing machine, the cupboards being open and the bed being slightly untidy.
I know it doesn't sound much, but if a property is badly represented on the photos, I won't even entertain a viewing. It gives me a bad vibe and I just cannot get passed it. If I was paying that much money for a one bedroom flat, I'd be even pickier.
It does look like a nice, bright flat though. The living room is a bit of an odd shape but I wouldn't let that put me off.0 -
