Can't sell flat!

Hi there

Help!
My 1 bedroom flat in Central London (2min walk from tube) is struggling to sell. Have already dropped price once and agent is just saying to drop it again.
The same agent is selling the property I want to purchase but obvs need to sell my place first.
I feel the agent isnt doing much to help other than saying to drop the price!
Property been on the market since Feb 14th.

Should the agent be doing more to manage the chain? I'm actually OK with dropping the price as long as that is reflected in the sale price of the other property and I can borrow the difference.

Any advice would be appreciated!

    How does the price of your flat compare to others that have sold in your area? Have you had any viewings and what was the feedback?

    "can't sell flat" nearly always = "price too high"


    There can be other reasons, but generally thats it. Are you getting viewings? Is it a tip thats puts viewers off? Do the pictures make it appear hard work? How does it compare with similar?

    Price seems to be similar to those sold.
    Have only had 3 viewings which doesn't seem a lot and the feedback from the agent was minimal and vague so I'm not actually sure what else I can do except drop the price again!

    Had 3 viewings so far- with not much feedback.
    Not sure if it's worth changing agents or waiting out Brexit.

    Just not sure what the balance is between dropping my pants (and the price!) and waiting for the right time /agent.

    Small flats in central London are extremely difficult to sell at the moment. Many around me have gone 6 months without selling.

    I think I'd be changing agent. Or at least making moves in that direction, to see whether that gees the agent up. It would leave him potentially losing two lots of commission.
    No reliance should be placed on the above! Absolutely none, do you hear?
