Can't sell flat!

    Always start by checking out a floorplan, so you start by knowing the context of any photos.

    Allocated is always "yours alone". Freehold means you own the land where the parking spot is, so, again "yours alone". Anything that just says communal parking or residents parking is "free for all, sharpen your elbows". But, it's always worthwhile double checking the deeds as agents/sellers are sometimes gormlessly clueless.

    It's Leasehold, I prefer freehold

    Experience from my current home, small = lack of storage which is a nightmare.

    You are unlikely to get a freehold flat in London.
    I haven't looked but does this have high service charges which could be offputting?

    Photo 5 of the lounge should probably be first. Please tidy the trailing wires away as there's no need to tell potential buyers the sockets are all in the wrong place.

    Please make the bed with fresh ironed linen as it looks like a student rental at the moment. I'd like to see a double bed with bedside tables each side, and where the wardrobe goes.

    The kitchen looks damaged with cupboards and drawers off, the gap under the sink, chipped worktop edge by the fridge, gap in the corner unit, etc. Some viewers will see that and be thinking if the expense of a new kitchen.

    This one's £10k less than yours and has a rectangular lounge with the balcony in the lounge, and a full bathroom (although I don't think that's particularly relevant to the market for 1-bedroom flats having the option usually helps). And the current lease is to be extended by 90 years.

    It needs tidying up, a bit of 'lifestyle aspiration' added, and better write-up (with details of the lease, parking, garden, etc) and photos.
    A kind word lasts a minute, a skelped erse is sair for a day.

    The kitchen looks like it was £400 in 1990, A big let down after seeing the bathroom.

    I would think £345K would be the right price. what did you start with?

    Am I missing something here?

    How on earth are people (including the OP) coming to the conclusion that the price is ok and in line with other recent sales?

    From the sold info I can see it absolutely smashes the price ceiling for all other flats in Aberdale Court.

    Why don't you sell your flat with a different estate agent than the one that is selling the other property to you? Sometimes they may not have your best interests at heart rather than their double commission!

    To mention what floor it was on the listing would need to actually have any info in it at all!!!!

    to the OP - If the other flat is to have the lease extended by 90 years as part of the sale what is the lease length on your one? Is the flat even sellable to someone needing a mortgage?
