Only half of that garage is for this property, its a quad garage with 2 big double doors. one side is for the house opposite this one we are thinking about. I am not that keen on the nearby council estates to be honest. There are some houses there that are not in the best of condition.
My feeling that the house is overpriced for where it is, plus the electricity substation and the new housing overlooking the garden plus the fact that it is next to a council estate. All of those taken together will put people off and if it hasn't sold since last year then it is priced higher than people want to pay for it.
The area as a whole is ok, there are only a few council houses along that road into it, but almost all of the other new developments are through existing council estates anyway so its par for the course for where we live. My house now is the same, have to drive along the old council estates to get to it. We lived in a 2 bed colliery terrace before we moved so the council estate dont bother me at all.0 -
I saw the one at the end of the street, no photo of the garden,.
The conservatory takes up a lot and does not have the side bit like the one you are considering.
How busy is the road?
Have a good play with the planning portal good practice for whatever you buy.

Just a general observation.
I think it's no exaggeration to say most gardens/houses in the UK are overlooked to some extent.
Generally a garden that isn't at all overlooked belongs to a detached house and has mature trees around, and neighbours who aren't close.
That's obviously a small minority of houses.0 -
We are looking to get as close to my parents as we can for childcare before and after school, its currently taking 20 minutes each way both morning and night, and we would like to reduce that. Ideally we would be in the same village, but this is about 5 minutes from there.
I have since read your last post (thanks for the info) and I have seen the plans on the council's website and noticed that the current owners objected the plans as the gardens are going to be too close. Might be a factor for negotiation.
You have checked that at school run time
Where I live the standard time for around a mile is <5m often <3m if the lights are with you, at peak times it can be 15mins, 20mins to walk.0 -

Speculation, speculation, speculation....it's hard to predict what will happen when a new development is to be built next door.
When I inherited a bungalow in a similar scenario, the neighbours thought it would be hard for me to sell it on. Originally, the developer had planned a landscaped open space alongside, but later changed that to a 5 bed 3 storey detached. My refurbishment was part-time, so the builder beat me and sold the house before I'd completed my work.
However, when I marketed, the 5 bedder wasn't an issue. Thanks to newly planted trees and my leylandii hedge, it had no view into the bungalow's conservatory or the garden; the overlooking started next door and continued down the road. Neighbours were somewhat peeved at first, but they soon forgot about it. It became 'normal.'0
