Would it put you off?

Hi
We are in the process of looking for a new home, we have found one that ticks most of the boxes, although is about 1.5/2 miles outside where we really want to be, but the house is of a really high standard so we think we can accept the location change.
There is a new development underway which is right next to this house, as its in the corner of the estate. I checked on the the new development plans, and there is to be 3 terraced houses to be built adjacent to the house basically on the other side of the fence (the land was previously a college and this was car park space) I fear that the new houses will overlook the house and garden so this has kind of putting me off even going for a viewing. The estimated completion dates of the houses in October this year so there are no works started yet to get a feel for how close they are going to bet to this house.
Would this put you off?

I wouldn't want to buy this house only for it then to have 3 houses built and over look it so i cannot sell it further down the line.

The house has a orangery type room which would be a dining room and has big open doors which would face directly at these new houses.

Thoughts please?

Personally for me I would probably avoid. It might be ok but then it might not. Its the unknown and you just don't know how it would affect you until they are completed.

I fear they may overlook too......not having seen the layout or plans I wouldnt know if it would put me off.

As for not being able to sell it in the future, no idea what impact the new houses will have on the sale-ability or value.

Is it dear or cheap at the moment in relation to other similar houses?

At least this is a known unknown....its the unknown unknowns that are the real problem, in the words of Donald Rumsfeld.

The house is a little over our budget as it stands at £265k. advert states its priced competitively but its been for sale since May of last year. There is also a electric sub station building in the garden which wouldn't bother me but that coupled with the potential overlooking is a real concern for selling in the future
  • Its not just the visual aspect but possibly the noise aswell.particularly if gardens are close by and young families move in.

Cant be that competitive then if its been on the market for nearly a year.

That would be enough to put me off straight away without the potential problem of the new houses.

If you are seeking others opinions, then my guess is you are having doubts.

If you are having doubts, then you should look for a different house.

Thanks for the quick replies. I think we are going to have to leave it, such as shame as its a cracking house.

They usually are...and its the downsides around it that possibly put it in your budget when you compare it to other things.

All too often the scenario is if I could take the house and put it in my prefect location...

and the answer then becomes it increases in price by £20k taking it out of budget.
