Seems EA are not a fan of floor plans in this area.
what might have been wrong with this one?
OK that one has gone but looks much better value on the map it looks a lot better loads of green space and flat, lots of road space for the number of houses and this one has off street parking and a nice sunny garden
If you have been watching for a while you must have quite a few that have gone from for sale, through SSTC then sold prices on LR.
From that data set you should be able to value the one you are looking at.
if you have not been collecting the data start now and watch for that ones coming through from the 12 SSTC.

That one is in Beaconlough which is an awful estate. Top end of my budget is £120k.
Yes I'm going to start collecting data now as I will be in a position to buy by the end of this year/beginning of next.
You're right about the floor plans. I had the same problem when I sold mine last year. The first agent (one of the biggies) didn't do one either. I actually think you have to insist on them.0 -

Yes that's a good point actually. I've noticed a few of the houses for sale in my price bracket haven't sold quickly either. That on in particular has been on for an extra long time (and also reduced in price). Even if that 'thing' in the garden wasn't actually a problem, it would put me right off. I can only assume you can't do anything with it or the sellers would have done so by now.0 -

Well yeah but each to their own. I know the area well and just don't like it. Plus, maybe the buyers of that one just didn't fancy a massive well in the back garden!
Also, not sure how long that one took to sell.0
