    I knew there was no off-street parking, that didn't bother me. The portal to hell in the back garden is quite another matter.

    While it might not be hard to disguise, or pose any huge practical problems in daily life, the access chamber is just the sort of thing that ought to reduce the price and make the house a bargain....but it doesn't.


    A similar house, admittedly with some dated and odd decor, sold for £90k about 6 months ago.


    The EPC is wrong and makes no sense, but it is possibly pointing to some kind of non-standard construction issue, especially the tile-hung bit, but that's just a guess. It's significant though, because the assessor would surely know G makes the house un-rentable in its current form.

    I think it's over-priced and might not be considered for a mortgage by some lenders if the EPC has any merit at all.

    Seriously though it's 1960/70s construction so the party wall will be 2mm thick, it will be impossible to insulate properly because it was made of cardboard and it looks like it should be on that 'Ugly house' programme.


    The raised manhole wouldn't bother me , build a wall round it and have a raised bed.

    I would have a good look at the 12 3b upto £120k that are SSTC.

    That what people have picked over the one you are looking at that want offers over
    £115K.

    have a look at sold through price for semis within a mile


    if you look at 3beds semis that sold around 2011 this one went for £100k others were getting closer to £110.
