House been on market a month....hardly any interest

Hi All

Open to suggestions on our house which has now been on the market a month with only a few viewings but no offers,

All viewings went well but all 3 were unfortunately not able to proceed any time soon,

I am going to get the photo's of the outside re-done soon as the back garden has been improved and i feel the saturation of the photo of the front of the house is too harsh!

Just to give some background i have lived there for 4 years and just looking to get back what i paid for the house, bearing in mind the home report value is £15,000 more.

Any suggestions would be great as when we move out in April i will lose any chance to have pictures re-done with furniture in - please be kind!

    For me it's parking, otherwise I like it.

    (Just waiting for someone to say remove the bin ;) - no idea why that makes a difference mind).

    Firstly advertising that the house is valued at £120k and you're selling for £105k means that anyone with any sense will skip it.


    The colour of the front is unfortunate - I assume it's a camera effect and it's not actually bright orange.


    Indoors there is almost no light.


    Frankly the photos are not good, please don't say you paid to have these done??

    the parking bay at the front of the house is ours and we have 4 visitor bays of which 2 are empty 99% of the time but do you mean a designated driveway?

  • comms - Do you mean from they will assume something is wrong with the property? Our neighbour a couple of streets up has been up since January with offers over £120,000 (same home but end terrace as opposed to mid) with no interest also so i took this on board with pricing of ours
  • Crashy - It is a bad time up here, i do have about 20 properties saved on RM at the moment which i feel are fairly priced all within a mile of ours and they dont seem to be selling either.

    Price it at £105 if you want, but don't advertise the valuation difference

    The photos are generally from a very odd angle, too high up.
    All rooms would benefit from the blinds being up and letting in as much natural light as possible.
    Photo 2 adds nothing

    The room in photo 11 looks cluttered, get rid of the coats hanging up. I assume the chair is where it is as the arms stop it sitting under the desk. Maybe see if you can borrow / buy a cheap chair which till tuck neatly under and out of the way.

    The description mentions a driveway but it's not clear where this is / how big it is from the photos, get a picture included if possible. Streetview shows 2 parking spaces outside for the 4 properties.

    thanks for the feedback - I thought advertising the price difference would be a positive thing but clearly with lack of viewings its not!
