House been on market a month....hardly any interest

I was going to mention it all looking quite dark due to the blinds all being half closed - I've seen this in other estate agents photos too so its not just yours but does seem an odd practice.0

PS agree re measurements. I'm in my 40s and will slap my own wrist for not knowing, but had to google them.
If anyone starts - don't lol. I know, I know, I know... It just won't go in :think:2024 wins: *must start comping again!*0 -
For me it's the walk to the train station.
Glasgow/surrounding areas has one of the best train services in the UK, but I wouldn't fancy a 40 minute walk to get to the station, and then another 20 minutes on train to get into Glasgow City Centre. There are other comparable houses which could get me into work much faster.
Other than that I do like the house itself.0 -
Hi
Will try not to be too harshFeel free to slap me if I hit any nerves! Not trying to!
Generally, it should be inoffensive to most, if a little soulless.
Will go through each pic.
1. You're right, like another on here recently, it looks a tad apocalyptic! Definitely needs toning down a little.
2. Fine, but would be better if you just threw another colour in. When you want a coloured room, you really should have an accent colour too. I suggest a bit of teal or a dusky pink (think there might be a bit of that in the room, but something like a rug would blend it together and soften it. I like the wallpaper, it's very modern, but don't think you're showing the room at its best.
3. Yeah, definitely a rug. Look at Argos maybe. Something with a bit of texture. Something like this would work https://www.argos.co.uk/product/8847179 Am I being too harsh saying the row of seats gives it a bit of a waiting room feel? Does that last section near the window detach? Could you angle that bit round at all? Looks very slightly dark in this pic, mainly cos it's facing the window.
4. Another lounge pic? I'd lose it. It looks dark, although this and the last pic have at least shown there is actually another colour, maybe a dusky pink-ish?
5. Kitchen - fine.
6. Another kitchen - fine - but prefer it to the other one as it hides the bin, although you lose the door. I'd be tempted to retake one without the bin and showing the rear access.
7. Bed 1 - fine (I don't mind the wallpaper, but it does close the room in a bit, and the fact it's not very big anyway doesn't help).
8. Think I'd have just kept the previous pic.
9. End of bedroom. Shows there's a built in cupboard/wardrobe which is good as I was wondering about storage.
10. Most people will be decorating that blue room, but I'd leave as is. It's tidy, and has personality. Any families with kids viewing may love it.
11. Same room - good, another built in cupboard/wardrobe
12. Bathroom. Small, but at least you have a window. Will have to check details for an electric shower or something up the other end. Hopefully you have one.
13. That front of house pic has now caused me concern - presumed on street/kerb parking but now see there's nothing obvious. If that's one space, who's it for? Where do the others park? Will go check the details for parking.
14. Garden - fine. Pretty much what I'd have expected. Not too tiny, and practical. It's winter - there's not a great deal you can do to it.
Now checking out floorplan:
Great, there is one!Kitchen diner? Didn't see dining space. Is that in front of the door? Do you have seating there? Show it if so.
Just remembered it's two beds - was looking for a third. I think it's got a 'small family' feel about it (obviously, cos you are!) and my brain had presumed it was a 3 bed from the pics (forgetting I'd not seen a 3rd bed), although you're probably aiming more for couples without children. Entirely up to you if you keep that second bed as a child's room or if you neutralise it a bit.
Streetview - those high-rises would be a big compromise for me. Can work out the parking now - two cars? There are four houses there. And I imagine it's first come first served? That would put me off. Looks like the right hand one has a carport, but what's stopping them or their visitors parking on that bay?
Description - PARKING! Yay! If I was looking, I may well have missed that by not getting that far. I think I may have discarded it. That needs to go in the bullet points and be made much clearer. 'PRIVATE ALLOCATED PARKING FOR TWO VEHICLES'.

Hope I've not been too harsh. Telling you how it is through the eyes of a viewer and maybe you can pick up things from my comments that maybe you'd not really thought about.
You can't do anything about the size of it, it is small, but it's well presented - you just need to show off its plus points. Parking is one, the garden is probably better than people expect, and I'd make it a bit more cosy. It's such a shame that second bed isn't a double, but again can't be helped. That's partly why I said keep it as it is. It's not going to be anything other than a child's room, or a single guest room, so it might as well stay.
Wow thanks for taking the time to offer the feedback :T
Definitely food for thought with the living room, I will invest in a rug and some brighter cushions, looking at it now it does look a tad boring! The sofa is all modular so can be reduced or we can include the corner section, we hadn't included the corner aspect as theres only 3 of us but will see what we can do with the extra piece and possible remove one section.
Yes its a kitchen diner, kicking myself for not realising its not been highlighted in the pictures. I got rid of our dining table as we hardly used it but the one we've bought for the new house will fit in so will get that set up in time for the pictures getting re done.
I had considered redoing the second bedroom if its still unsold when we move to appeal to more people
thanks again0 -

Very true, i dont think its ever going to appeal to anyone reliant on using trains unfortunately, we are just at the bottom of Gleniffer country park so you'd be reliant on having a car or using buses0 -
It looks like the "photographer" was stood on a ladder.
Blinds opens and normal angles will improve the ad.
As above allocated parking etc all benefit.0 -

The two end terraces actually have their own driveways, myself and the other mid terrace have one each of the spaces in front of the house
Make this clear in the description. parking is key for many people.0 -
Main bedroom has got too much stuff in it so it makes it look small.
Was your house part of the affordable housing on the estate? It seems to be one of the smaller units. If so it has to be sold as affordable housing the price has to reflect this otherwise people will go elsewhere.0 -

Hi, thanks for feedback on the bedroom
No affordable housing element to it0 -
Adding to the pricing, I would say you have got the worst of both worlds. You've priced it low, but then stuck a fixed price on it. This puts off people who feel they "need" to haggle even though the price is acceptable. Putting it up to 110-115 with OIRO you would probably still get an offer at 105k and everyone's happy.0
