    Let's say I'm the LL.

I want to see your payment record, your previous addresses, your employment records. I don't want the agent to tell me 'it's fine', I want physical copies in my hand.

    That is common sense.

Me trusting the opinion of a letting agent is not.

Knowing my address for the last five years isn't an opinion, it's a provable fact, if they've been maintaining the property I've been living in.

Yes, it all seems to be about procedure rather than common sense these days.

If I was a landlord then I'd want to see proof, not just the word of the lettings agent. I wouldn't know if they were trying to help out a mate.

If I ran a lettings agent then I wouldn't want to be financially liable for vouching for a tenant.

I understand it's annoying for you.

How is it a provable fact?

What evidence can the letting agent supply me?

Yes, but it's not some back street letting agent, it's one of the biggest. And they aren't vouching for me, they would just be saying I live there and would have five year's worth of correspondence to prove that fact, including taking pictures of my passport every year that I renewed the tenancy.

    Actually I suspect it's a franchise.

In anycase they don't have 5 years of correspondence.

And finally not sure why they took a copy of your passport every year.

They checked the property every three months with me in it and took my rent, and took photos of my passport every year when I renewed the tenancy.

As I said, that is not proof to me as 'your' landlord.

That is just someone I don't know very well telling me something.
  • They have five years of correspondence and pictures of my passport!

NONE OF THAT PROVES YOUR ADDRESS!

On which note I’m out, some people just want to moan about perfectly reasonable things
  • Oh and I'm paying a year's rent in advance.
